The carport must remain unobstructed and available for car parking (i.e., <br /> the residents cannot use the carport for storage). Project specific condition. <br /> 13. LIFT: The parking lift provided is optional and may be removed by applicant if so <br /> desired. Project specific condition. <br /> 14. PARKING: Prior to issuance of a Building Permit, the applicant shall receive Conditional <br /> Use Permit approval pursuant to PMC Section 18.88.050 for use of one parking space <br /> on a commercial parking lot within 300-feet of the subject lot. The use of said parking <br /> space shall be formalized with an agreement that runs with the property and is in effect <br /> in perpetuity through the life of the CUP approval. Project specific condition. <br /> Green Building and Sustainability Measures <br /> 15. PHOTOVOLTAIC AND SOLAR WATER HEATING SYSTEMS: The new unit shall be <br /> constructed to allow for future installation of a solar water heating system and shall <br /> include installation of solar panels. The measures shall be shown on the building permit <br /> plans for review and approval by the Director of Community Development prior to <br /> building permit issuance. This information shall be reviewed and approved by the <br /> Director of Community Development prior to occupancy of the first unit. The applicant <br /> shall comply with the following requirements for making all units on the subject site solar <br /> water heating-ready and solar panels: <br /> a. Solar panels shall be installed on the roof; <br /> b. Plumbing shall be installed for solar-water heating; and <br /> c. Space shall be provided for solar-heating tank. <br /> 16. GREEN BUILDING — RESIDENTIAL NEW CONSTRUCTION: Prior to building permit <br /> issuance, a list of the green building measures used in the design, covered by this <br /> approval, shall be provided to the Planning Division for review and approval by the <br /> Director of Community Development. The home(s) covered by this approval shall be <br /> designed to achieve a "certified rating" of a minimum of 50 total points, achieving at least <br /> the minimum points in each category, using Build-It-Green's current Green Points rating <br /> system. The green building measures shall be shown on the building permit plans <br /> submitted to the Building and Safety Division. Each proposed point identified shall have <br /> a notation indicating the sheet(s) the point can be found. A special inspection by the <br /> Planning Division shall be coordinated with regards to exterior materials. Prior to building <br /> permit final, all of the green building measures indicated on the approved checklist shall <br /> be inspected and approved by either the City of Pleasanton, a third-party rater, or the <br /> applicant shall provide written verification by the project engineer, architect, landscape <br /> architect, or designer. (Per PMC 17.50) <br /> 17. ELECTRIC VEHICLE CHARGER: The new unit shall include an electric vehicle charger <br /> for the residence. This shall be shown on the building permit plans and reviewed and <br /> approved by the Planning Division. Project specific condition. <br /> Construction Practices and Noticing <br /> 18. WORK HOURS: All demolition and construction activities, inspections, plan checking, <br /> material delivery, staff assignment or coordination, etc., shall be limited to the hours of <br /> 8 a.m. to 5 p.m., Monday through Friday and 9 a.m. to 5 p.m. on Saturday. No <br />
