LANDSCAPING: Proposed landscaping shall be shown on the site plan and reviewed <br /> and approved by the City Landscape Architect prior to building permit issuance. <br /> Additional landscaping materials or modifications may be required by the Landscape <br /> Architecture Division at final inspection to ensure adequate planting coverage and/or <br /> screening. The total square footage of all proposed landscaped area shall be listed on <br /> the plans. If the area is above 2,500 square feet, then the applicant shall adhere to the <br /> Pleasanton Water Efficient Landscape Ordinance. Project Specific Condition. <br /> 56. IRRIGATION: Proposed irrigation shall be shown on the plans and requires the review <br /> and approval by the City Landscape Architect prior to building permit issuance. <br /> 57. CONCRETE CURBS: 6-inch vertical concrete curbs, with curb cuts or flush curbs with <br /> wheel stops, if determined to be acceptable by the Director of Engineering/City Engineer <br /> and Director of Community Development, shall be installed between all paved and <br /> landscape areas, in conformance with the City's Standard Specifications and Details. <br /> 58. MAINTENANCE: The applicant and all future owners of the property shall, at no <br /> expense to the City, maintain all the landscaped areas related to the project in a <br /> healthful, attractive and reasonably weed-free manner consistent with the approved <br /> landscape plan, for the duration of the existence of the project. <br /> 59. LANDSCAPING INSTALLATION: Prior to building permit final all landscaping shall be <br /> installed as shown on the approved building permit set and shall be inspected and <br /> approved by the Landscape Architecture Division. <br /> Trees <br /> 60. TREE REPORT: The applicant shall comply with the recommendations of the tree <br /> report prepared by Ed Brennan dated February 12, 2020, along with the updates <br /> required for the utility trenching (see below). No tree trimming or pruning other than that <br /> specified in the tree report shall occur. The applicant shall arrange for the Project <br /> Arborist to conduct a field inspection prior to building permit issuance to ensure all <br /> recommendations have been properly implemented. The Project Arborist shall certify in <br /> writing all recommendations have been followed. Project Specific Condition. <br /> 61. TREE REMOVAL MITIGATION: The plans call out for tree #5, as identified in the <br /> arborist report, to be removed. The applicant shall pay the value of the tree, $570, to the <br /> City's Urban Forestry Fund. Any trees proposed for removal shall be replaced on site <br /> with a minimum of a 24-inch sized box tree somewhere on the site. A credit for <br /> replanting trees shall be as follows: Project Specific <br /> a. $500 credit for a 24-inch box size replacement tree; and <br /> b. $1,000 credit for a 36-inch box size replacement tree. <br /> 62. UTILITY TRENCH: The arborist report shall be updated to include a recommendation <br /> regarding the protection of trees 6 and 7, which have utility lines proposed beneath the <br /> dripline. If the arborist determines that the trees cannot be retained with the utility line <br /> locations as shown, then the applicant shall relocate the utilities or will be required to pay <br /> the value of the trees into the City's Urban Forestry Fund and will also require the <br />
