(PROJECT <br />SPECIFIC CONDITION) <br />115 MAINTENANCE: The applicant and all future owners of the property shall, at no <br />expense to the City, maintain all the landscaped areas related to the project in a <br />healthful, attractive and reasonably weed -free manner consistent with the approved <br />landscape plan, for the duration of the existence of the project. <br />116. SITE LIGHTING: All site lighting shall be designed for consistency with the International <br />Dark -Sky Association's (IDA) Model Lighting Ordinance. This project site shall be <br />considered to be in an LZ -1 zone for design purposes. Lighting shall be subject to <br />review and approval by the City Landscape Architect prior to building permit issuance. <br />(PROJECT SPECIFIC CONDITION) <br />117. TRAIL IMPROVEMENTS: All trail improvements shall be installed as required by the <br />Planning Division. <br />Trees <br />118. ROOT CONTROL BARRIER: The applicant shall provide root control barriers and 4 - <br />inch perforated pipe for all trees located within 8 -feet of pavement or other hardscape, <br />determined by the City Landscape Architect. Root barriers shall be located along the <br />edge of the pavement wherever the tree is within 8 -feet of pavement or hardscape. <br />Information and details shall be included in the landscape plan submittal for review and <br />approval by the Landscape Architecture Division. <br />119 STREET TREES: Each individual lot, with the exception of Lots 1, 2, and 8, shall have <br />a minimum of three street trees. Lot 2 shall have a minimum of one street tree. Lots 1 <br />and 8 do not front the street so will not be required to have street trees. Each corner lot <br />shall have a minimum of seven street trees. (PROJECT SPECIFIC CONDITION) <br />TRAFFIC ENGINEERING DIVISION — 925-931-5677 <br />120. TRAFFIC CALMING: The applicant shall work with the City of Pleasanton's <br />Transportation Engineer and adjacent neighbors to identify and install additional traffic <br />calming measures along Alisal Street at Sycamore Road and at Alisal Street that are <br />consistent with the rural nature of the roadway. <br />Traffic calming measures shall also be installed for the proposed Spotorno Ranch Drive <br />consisting of speed lumps in the roadway of Spotorno Ranch Drive. The applicant shall <br />include the design in the street improvement plan and install as part of the subdivision <br />improvements subject to review and approval by Traffic Engineer. At the discretion of <br />the Traffic Engineer, the applicant may place a bond to secure the installation of the <br />calming measures at a later date. The bond amount shall be agreeable by the City <br />Traffic Engineer and said bond shall be placed benefitting the City prior to recordation <br />of the final map. (PROJECT SPECIFIC CONDITION) <br />121. TRAFFIC CONTROL PLAN (TCP): A comprehensive traffic control plan shall be <br />submitted to the City Traffic Engineer for review and approval. Best management <br />practices to minimize traffic impacts shall be used during construction, including <br />scheduling of major truck trips and deliveries, to avoid peak travel hours. The TCP shall <br />have proper lane closure procedures such as flagger stations, signage, cones, and <br />PUD -138 and VTM 8616 Page 24 of 25 <br />
