30 FEES: The applicant shall pay any and all fees to which the property may be subject, prior to issuance of grading and/or building permits, or prior to recordation of the final map, whichever is applicable. The type and amount of the fees shall be those in effect at the time the permit is issued. 31 WATER FEES AND WATER METER CONNECTION FEES: The applicant shall pay the applicable Zone 7 and City connection fees and water meter cost for any water meters and irrigation meters, if applicable, prior to building permit issuance. 32. SEWER FEES: The applicant shall pay the applicable Dublin -San Ramon Services District (DSRSD) and City sewer permit fees prior to building permit issuance. 33. SCHOOL IMPACT FEES — RESIDENTIAL NEW CONSTRUCTION: Applicant shall work with the Pleasanton Unified School District (PUSD) to develop a program to offset this project's long term effect on school facility needs in Pleasanton. This program shall be designed to fund school facilities necessary to offset this project's reasonably related effect on the long-term need for expanded school facilities. The method and manner for the provision of these funds and/or facilities shall be approved by the PUSD and in place prior to building permit issuance. Written proof of compliance with this condition shall be provided by applicant to the City, on a form generated by the PUSD, prior to building permit issuance. 34. CONDITIONS OF APPROVAL: The applicant shall provide all initial buyers with copies of the final project conditions of approval. ENGINEERING DEPARTMENT — LAND DEVELOPMENT — 925-931-5650 35. DESIGN PER CITY STANDARDS: All public improvements shall be designed in compliance with the City Standard Specifications and Details in effect at the time of the issuance of the encroachment, grading, or subdivision permit, whichever occurs first. 36. CONDITIONS OF APPROVAL: The Conditions of Approval shall be depicted on a plan sheet(s) in the improvement plans. 37. GEOTECHNICAL CONSULTANT — DESIGN CERTIFICATION: The applicant shall comply with the recommendations of the project geotechnical report. The geotechnical engineer shall review and approve all foundation, retaining walls, drainage and geotechnical aspects of the final grading and improvement plans, and shall certify that the plans are in general compliance with the recommendations of the geotechnical report. The applicant shall bear all costs for work related to this condition by their geotechnical engineer. 38. DUST CONTROL: The applicant shall implement a dust control plan or procedure for all grading and/or improvement activities. Failure to adequately control dust will result in issuance of a Stop Work Order by the Director of Engineering/City Engineer. 39. EROSION CONTROL MEASURES FOR SUBDIVISIONS: The applicant shall submit an erosion control plan designed by a certified Qualified SWPPP (Stormwater Pollution Prevention Plan) Practitioner (QSP) for all projects disturbing 1 acre or more or by a California licensed civil engineer or California licensed landscape architect for all projects disturbing less than 1 acre of land, subject to the review and approval of the Director of Engineering/City Engineer.
