ORDINANCE NO. 2232 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br />APPROVING THE APPLICATION FOR PLANNED UNIT DEVELOPMENT (PUD) <br />REZONING AND DEVELOPMENT PLAN APPROVAL TO CONSTRUCT A: 1) TWO- <br />STORY HOME AND RELATED SITE IMPROVEMENTS ON PARCEL 1/A (FRONTING <br />MARTIN AVENUE); AND 2) ONE-STORY HOME AND RELATED SITE <br />IMPROVEMENTS ON PARCEL 2/13 (FRONTING TRENERY DRIVE) AT 3707 TRENERY <br />DRIVE, AS FILED UNDER CASE NOS. PUD -142 AND P21-0133 <br />WHEREAS, Terry Townsend applied for PUD development plan and rezoning approval <br />to construct a one-story, single-family home and related site improvements and a two-story, <br />single-family home and related site improvements on the vacant "L" shaped lot located at 3707 <br />Trenery Drive (the "Project"); and <br />WHEREAS, the property is zoned PUD-LDR (Planned Unit Development — Low Density <br />Residential) District; and <br />WHEREAS, at its meeting of December 8, 2021, at the request of the applicant, the project <br />was continued to the next available Planning Commission meeting for review and action; and <br />WHEREAS, at its meeting of January 12, 2022, the Planning Commission considered all <br />public testimony, agenda reports and related materials, determined the development plan is <br />appropriate for the site, made the findings, and with a 5-0 vote recommended to the Pleasanton <br />City Council PUD -142 and P21-0133 be approved; and <br />WHEREAS, on February 15, 2022, the Pleasanton City Council held a duly noticed public <br />hearing on this application and considered all public testimony, agenda reports, and related <br />materials, and the recommendations of City staff and the Planning Commission; and <br />WHEREAS, after a review of the materials presented, the Pleasanton City Council <br />determines the proposed PUD development plan is consistent with the City's General Plan and <br />purposes of the PUD ordinance, and by this reference adopts and reaffirms all the considerations <br />and findings set forth in Planning Commission resolution; and <br />WHEREAS, the Pleasanton City Council determines the proposed project was adequately <br />analyzed in the Initial Study/Negative Declaration adopted by the City Council for RZ-97-2 in <br />conformance with the standards of the California Environmental Quality Act (CEQA) and no <br />further environmental review is required pursuant to the California Environmental Quality Act <br />(CEQA). <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br />HEREBY ORDAIN AS FOLLOWS: <br />SECTION 1. The City Council approves Case Nos.PUD-142 and P21-0133, for PUD <br />Development Plan and rezoning approval to construct a two-story, single-family home and related <br />site improvements on parcel 1/A (fronting Martin Avenue) and a one-story, single-family home <br />and related site improvements on parcel 2/B (fronting Trenery Drive) on the vacant "L" shaped lot <br />located at 3707 Trenery Drive, subject to the conditions as shown in Exhibit A, attached hereto <br />and made part of this ordinance by this reference. <br />
