improvements shall consist of drilled pier and grade beams, deepened <br />footings (extending below expansive soil), or post-tensioned slabs. <br />Alternatively, expansive soil shall be removed and replaced with <br />compacted non-expansive soil prior to foundation construction. The <br />geotechnicai report for each phase of the project shall require that subgrade <br />soils for pavements consist of moisture-conditioned, lime-treated, or <br />non-expansive soil, and that surface (including roof drainage) and <br />subsurface water be directed away from foundation elements to minimize <br />variations in soil moisture. All subdrains shall have cleanout installed at <br />the beginning of the pipe. The bottom of the pipe shall terminate in a storm <br />drain or other storm drain ouffall, subject the approval of the City Engineer. <br />The applicant's engineer shall submit a final subdrain location map to the <br />City Engineer prior to acceptance of the public improvements. It shall be <br />the responsibility of the homeowner to relocate the subdrains, if during the <br />excavation of a pool or other subsurface structure the subdrains are <br />encountered. All owners within the subdivision shall receive notice of these <br />subdrain locations. The perimeter of ail building foundations shall be <br />designed with subdrains. Said drains shall be connected to the street gutter <br />or other means acceptable to the City Engineer. <br /> <br />55. The applicants shall adhere to the soil-gas survey report by Terrasearch, <br /> Inc., dated August 2, 1999. Additional soil-vapor sampling shall be done <br /> along the eastern edge of the project site at 50 ft. intervals. In the event <br /> methane gas is found exceeding acceptable levels, the applicants shall work <br /> with Pleasanton Garbage Service to design and complete improvements to <br /> the design of the vapor-collection system on the old landfill site. The costs <br /> associated with these changes to the collection system shall be the <br /> responsibility of Pleasanton Garbage Service. The additional sampling <br /> shall be completed prior to the recordation of the final map. All necessary <br /> modifications to the collection system shall be completed prior to issuance <br /> of a building permit for the homes, unless otherwise approved by the City <br /> Engineer. <br /> <br />Miscellaneous <br /> <br />56. <br /> <br />This development plan shall be of no further validity and the applicant shall <br />be required to submit the same or new development plan for City approval <br />prior to development of the site in the event that a final map is not recorded <br />within 2 years of PUD approval. <br /> <br />57. <br /> <br />Unless a phasing plan for improvements is approved by the Planning <br />Director, the applicant shall complete ail of the on-site improvements at one <br />time (including all improvements around future building pads).
