27. SCHOOL IMPACT FEES — RESIDENTIAL NEW CONSTRUCTION: Applicant shall work with the <br />Pleasanton Unified School District (PUSD) to develop a program to offset this project's long term <br />effect on school facility needs in Pleasanton. This program shall be designed to fund school <br />facilities necessary to offset this project's reasonably related effect on the long-term need for <br />expanded school facilities. The method and manner for the provision of these funds and/or <br />facilities shall be approved by the PUSD and in place prior to building permit issuance. Written <br />proof of compliance with this condition shall be provided by applicant to the City, on a form <br />generated by the PUSD, prior to building permit issuance. <br />28. IN -LIEU PARKING FEE: The applicant shall and sign and authorize the in -lieu parking agreement <br />pay the required fee prior to issuance of Building Permits. Project specific condition. <br />29. RECORDED DISCLOSURES: All lots covered by this approval shall include separately recorded <br />disclosure statements or restrictive covenants indicating the following: <br />a. The property is in an area subject to noise, activity, and traffic impacts associated with <br />a downtown location; <br />b. The property is in the adjacency of the Union Pacific Railroad and possible noise, <br />including noise from train whistles and horns, and vibration impacts from said railroad. <br />Wording for these disclosures and covenants shall be written in simple/plain language, shall be <br />submitted to the City Attorney for review and approval prior to recordation of the final map, and <br />shall be recorded over the project site by separate instrument. <br />30. CONDITIONS OF APPROVAL: The applicant shall provide all initial buyers with copies of the <br />final project conditions of approval. <br />ENGINEERING DEPARTMENT — LAND DEVELOPMENT — 925-931-5650 <br />Desiqn <br />31. DESIGN PER CITY STANDARDS: All public improvements shall be designed in compliance with <br />the City Standard Specifications and Details in effect at the time of the issuance of the <br />encroachment, grading, or subdivision permit, whichever occurs first. <br />32. CONDITIONS OF APPROVAL: The Conditions of Approval shall be depicted on a plan sheet(s) <br />in the improvement plans. <br />33. GEOTECHNICAL INVESTIGATION REPORT: Prior to Building Permit approval, submit a <br />Preliminary Geotechnical Investigation Report prepared by a licensed geotechnical engineer or <br />professional geologist. Project specific condition. <br />34. ACCESSIBLE PARKING MARKINGS: Building Permit Plans shall include all required signs and <br />pavement markings needed to properly designate the accessible parking space. Project specific <br />condition. <br />35. GEOTECHNICAL CONSULTANT — DESIGN CERTIFICATION: The applicant shall comply with <br />the recommendations of the project geotechnical report. The applicant's California licensed <br />geotechnical engineer shall review and approve all foundation, retaining walls, drainage and <br />geotechnical aspects of the final grading and improvement plans and shall certify on the plans or <br />as otherwise acceptable to the Director of Engineering/City Engineer that the plans are in general <br />P20-1053 City Council <br />Page 5 of 10 <br />
