Figure 3: Site as Viewed from Trenery Drive <br />- VR - <br />• sem`' ,• _ a•� r : - - • _ - <br />'J" <br />PROJECT DESCRIPTION <br />The site would be developed with an approximately 5,067 -square -foot, single -story, <br />single-family residence with two attached garages totaling approximately 1,967 square <br />feet in area (938 square feet of storage space and 1,029 square feet of parking space), <br />an 11 -foot three-inch tall detached patio cover (accessory structure), and related site <br />improvements. The proposed home would be accessible from Trenery Drive, set back a <br />considerable distance (i.e., 30 feet to the garage and 48 feet, four inches to the house <br />from Trenery Drive) and maintain setbacks of 15 feet and 20 feet on the remaining sides <br />(see Figure 4). The proposed residence will use a grey standing seam metal roof, cedar <br />for eaves and overhangs, and have grey stone veneer and white stucco on the building <br />walls. Additional details of the proposed architecture and materials can be further <br />reviewed in the attached Project Plans, Exhibit B of Attachment 2. <br />An item of note, Trenery Drive is a private street with the majority of the Trenery Drive <br />lots being developed prior to annexation. In circumstances such as this, on a private <br />street with no existing sidewalks, the City does not require frontage improvements such <br />as sidewalks. <br />Page 4 of 7 <br />
