PROJECT DESCRIPTION
The site would be developed with an approximately 5,067 -square -foot, single -story,
single-family residence with two attached garages totaling approximately 1,967 square feet in
area (938 square feet of storage space and 1,029 square feet of parking space), an 11 -foot,
3 -inch tall, detached patio cover (accessory structure), and related site improvements. The
proposed home would be accessible from Trenery Drive, be set back a considerable distance
(i.e., 30 feet to the garage and 48 feet, four inches to the house from Trenery Drive) and
maintain setbacks of 15 feet and 20 feet on the remaining sides (see Figure 4). The proposed
residence will use a grey standing seam metal roof, cedar for eaves and overhangs, and have
grey stone veneer and white stucco on the building walls. Additional details of the proposed
architecture and materials can be further reviewed in the attached Project Plans, Exhibit B.
An item of note, Trenery Drive is a private street with the majority of the Trenery Drive lots
being developed prior to annexation. In circumstances such as this, on a private street with no
existing sidewalks, the City does not require frontage improvements such as sidewalks.
PUD -144, 3747 Trenery Drive
4 of 9
Planning Commission
