understanding that additional analysis and review, including review by HCD, may cause some <br />sites to be eliminated from consideration. <br />The "buffer" recommended by staff, as well as a relatively conservative assessment of likely <br />capacity for each site both help to provide the necessary flexibility to adjust the sites inventory as <br />the Housing Element process moves forward, and before adoption. <br />Staff will use the direction and feedback from the Planning Commission at tonight's meeting, <br />along with feedback at the forthcoming Housing Commission meeting and community <br />workshops, and use it to develop a refined site inventory, potentially including one or more <br />alternatives based on themes and ideas heard during the various meetings. During the <br />meetings, it is likely that some degree of consensus will evolve around a core group of sites and <br />the appropriate densities for each, which will help to narrow the range of options and alternatives <br />for the Planning Commission's consideration. <br />NEXT STEPS <br />In addition to this initial Planning Commission meeting, the Housing Commission will have the <br />opportunity to review and provide input on the sites at a meeting on November 18th. The <br />Housing Commission's comments will be reported back to the Planning Commission as part of <br />staff's presentation in December. Staff also intends to hold a community meeting in December to <br />allow for focused discussion in a small group setting to allow for additional community comments <br />- information on the sites and considerations for review will also be made available before and <br />after the meeting to allow for any additional comments to be submitted. <br />Comments from the community, and feedback from the Housing Commission will be presented <br />to the Planning Commission at its meeting in December. At that time the Planning Commission <br />will be requested to make a recommendation to the City Council on which sites to carry forward <br />for consideration of inclusion in the CEQA analysis. <br />Staff also notes that, in addition to the subject discussion on the selection of sites, staff and the <br />professional services team are continuing to advance other components of the Housing <br />Element. <br />PUBLIC NOTICE <br />Notice of this item was published in The Valley Times and courtesy notices were mailed to all <br />property owners of sites under consideration.
