Exhibit B <br />Recommended Conditions of Approval <br />PUD-28 <br /> <br />General Conditions: <br /> <br />1. Development shall be substantially as shown on the development plans and Proposed <br /> Green Building Measures, Exhibits "A" and "C", dated "Received" March 1, and March <br /> 29, 2004, on file with the Planning Department, except as modified by the following <br /> conditions. Minor changes to the plans may be allowed subject to the approval of the <br /> Planning Director if found to be in substantial conformance to the approved exhibits. <br /> <br />2. This PUD shall be subject to the uses of the R-1 District. <br /> <br />3. This PUD shall be subject to the following site development standards: <br /> Lot A <br /> <br /> Future additions and new accessory structures shall conform to the standards of the R-1- <br /> 6,500 Zoning District*, except that the minimum required rear yard setback for accessory <br /> structures shall be 3 feet. <br /> <br /> The Lot A property lines are as follows: <br /> <br /> Front = Southern (Fair Street) property line. <br /> Rear = Northern property line abutting 1088 Division Street. <br /> Sides = Western property line abutting 4801 Fair Street and the eastern property <br /> line separating Lot A from Lot B. <br /> <br /> Lot B <br /> <br /> No additions or expansions are permitted to the Lot B house or garage.
