USL <br />understands that, because USL was not included in the City’s initial requests to landowners for <br />information on potentially-eligible properties, Staff will provide a supplemental memorandum to the <br />Planning Commission to address USL’s request to develop approximately 1,300 units on a portion of <br />the USL owned land: 15.6 acres in the City and 138 acres in the County for mixed use consideration in <br />the 6th Cycle Housing Element Update. <br /> <br />As noted in our online submittal and email correspondence to Staff, USL is requesting that our sites, as <br />referenced on the attached Exhibit A & B, be considered to provide residential housing in the 6th Cycle <br />Housing Element Update. Our site is ideal to provide residential housing for both the current and <br />future residents of Pleasanton for many reasons: <br /> <br /> The City’s General Plan already anticipates the development of mixed uses, including <br />residential, on these properties; <br /> The properties are capable upon annexation of providing up to 1,300 residential units, within <br />approximately 236 USL owned acres, utilizing existing City densities without further <br />densification of existing City neighborhoods. <br /> The project would include affordable high density residential development of 240 multi family <br />units on approximately 8 acres, with the remainder of providing 6 to 16 u/acre of detached and <br />attached single family units <br /> Mixed use internalized development of housing, neighborhood retail, industrial, parks and <br />recreational lake, offering an environment where residents will be able live, work, play, and <br />shop in one convenient location <br /> Amenities would include the proposed lakeside public park, completion of the Iron Horse bike <br />trail connection from Valley Avenue to Stanley via Busch Road and the potential for a 10-acre <br />school site. <br /> Could better provide City transportation circulation
