41. STREET NAME SIGN. At the bend of the road where Newton Way and Dennis Drive intersect, the <br /> applicant shall install a street name sign in accordance with City Standard Details 117 and 118. The <br /> plans shall show the location of the proposed street name sign. Project specific condition. <br /> 42. DESIGN PER CITY STANDARDS: All public improvements shall be designed in compliance with <br /> the City Standard Specifications and Details in effect at the time of the issuance of the <br /> encroachment, grading, or subdivision permit, whichever occurs first. <br /> 43. CONDITIONS OF APPROVAL: The Conditions of Approval shall be depicted on a plan sheet(s) <br /> in the improvement plans. <br /> 44. GEOTECHNICAL CONSULTANT— DESIGN CERTIFICATION: The applicant shall comply with <br /> the recommendations of the project geotechnical report. The applicant's California licensed <br /> geotechnical engineer shall review and approve all foundation, retaining walls, drainage and <br /> geotechnical aspects of the final grading and improvement plans and shall certify on the plans or <br /> as otherwise acceptable to the Director of Engineering/City Engineer that the plans are in general <br /> compliance with the recommendations of the project geotechnical report. The applicant shall bear <br /> all costs for work related to this condition by their geotechnical engineer. <br /> 45. IMPROVEMENT PLANS: The applicant's California licensed civil engineer shall prepare <br /> improvement plans that include the plan and profile of all proposed streets; typical and special <br /> cross sections; existing and proposed sanitary sewer storm drain, and water improvements; <br /> grading; curb ramps, sidewalk, and driveways; subdrains; fire hydrants; street lights; repair or <br /> replacement of deficient frontage improvements; construction of frontage improvements; flood <br /> zone limits; seismic fault zone limits; existing and proposed easements; existing and proposed lot <br /> lines; storm water pollution control plan; storm water management plan; and other details as <br /> determined by the Director of Engineering/City Engineer. <br /> 46. DUST CONTROL PLAN: The applicant shall submit a written dust control plan or procedure with <br /> the first submittal of the grading and improvement plans to the Engineering Department subject to <br /> the review and approval of the Director of Engineering/City Engineer. <br /> 47. EXISTING PAVEMENT FRONTING THE DEVELOPMENT: The applicant's California licensed <br /> civil engineer shall examine the structural section of the existing street(s) fronting the <br /> development and submit a summary with the first submittal of the improvement plans. The <br /> summary shall include the civil engineer's findings and an opinion of the sufficiency of the existing <br /> pavement to support the post-project traffic demand. If the opinion concludes the existing <br /> pavement is insufficient to support the post-project traffic demand, the civil engineer shall submit <br /> a recommendation in the summary to reconstruct or rehabilitate the existing pavement. The <br /> recommendation shall be subject to the review and approval of the Director of Engineering/City <br /> Engineer. If the opinion concludes the existing pavement is sufficient, the applicant shall apply a <br /> slurry seal treatment on (insert street name and describe limits of the slurry seal) after the <br /> completion of utility undergrounding and frontage improvements and prior to the City Council's <br /> acceptance of public improvements. <br /> 48. CURB AND GUTTER: The applicant shall construct vertical Portland cement concrete (PCC) <br /> curb and gutter on proposed public streets within this development in compliance with the City <br /> Standard Specifications and Details in effect at the time of the issuance of the encroachment, <br /> grading, or subdivision permit, whichever occurs first, unless otherwise approved by the Director <br /> of Engineering/City Engineer. <br /> 49. SUBDRAINS: The curb and gutter along the proposed public and private streets shall have a <br /> subdrain installed at either the back of the curb or lip of gutter in compliance with the City <br /> P21-0076 & PUD-141 City Council <br /> Page 7 of 13 <br />
