55. IMPROVEMENT PLAN AND MAP REVIEW FEES: The applicant shall pay all applicable plan <br /> check review fees to the Engineering Department with the first submittal of the improvement <br /> plans, grading plans, and parcel map. <br /> 56. SUBDIVISION FEES — PARCEL MAPS: The applicant shall pay all subdivision fees to the <br /> Engineering Department prior to Director of Engineering/City Engineer approval of the parcel map <br /> at the rate in effect at the time of the approval for the total number of buildable lots on the map. <br /> 57. IMPROVEMENT SECURITY — PARCEL MAPS: The applicant shall submit a performance bond <br /> and labor and material bond, or other improvement security acceptable to the Director of <br /> Engineering/City Engineer, for all private and public subdivision improvements necessary to serve <br /> the subdivision to the Engineering Department prior to Director of Engineering/City Engineer <br /> approval of the parcel map. Both bonds shall be in an amount equal to 100 percent of the cost <br /> estimate as approved by the Director of Engineering/City Engineer. The improvement security <br /> may be waived if the necessary improvements have been constructed to the satisfaction of the <br /> Director of Engineering/City Engineer prior to City Engineer approval of the parcel map. <br /> 58. WARRANTY BOND: The applicant shall submit a one-year warranty bond in an amount of 10 <br /> percent of the full value of all public subdivision improvements necessary to serve the subdivision <br /> to the Engineering Department prior to City Council acceptance of the public subdivision <br /> improvements. <br /> 59. RECORDATION: The applicant's title company shall perform the following: <br /> a. File the Certificate of Approval and Grant Deed(s) for record at the Alameda County Clerk- <br /> Recorder's Office. <br /> b. Upon recordation of the Grant Deed(s), the title company shall certify and note the <br /> recording data on the 18-inch X 26-inch mylar and return the original mylar to the Director <br /> of Engineering/City Engineer. <br /> FIRE DEPARTMENT — 925-454-2361 <br /> The Fire Prevention Bureau reviews building/civil drawings for conceptual on-site fire mains and fire <br /> hydrant locations only. Plan check comments and approval DO NOT include: 1.) Installation of the on- <br /> site fire mains and fire hydrants. Specific installation drawings submitted by the licensed underground fire <br /> protection contractor shall be submitted to the Fire Prevention Bureau for approval; and 2.) Backflow <br /> prevention or connections to the public water mains. <br /> 60. FIRE HAZARDS: The project developer shall keep the site free of fire hazards from the start of <br /> lumber construction until the final inspection. <br /> 61. FIRE CODE: All construction shall conform to the requirements of the 2016 Pleasanton Fire Code <br /> and local ordinances. All required permits shall be obtained prior to work commencement. <br /> 62. SITE SAFETY: Site safety during construction shall be in accordance with Fire Code chapter 33. <br /> 63. FIRE SPRINKLERS: Automatic fire sprinklers shall be installed in all occupancies in accordance <br /> with the 2016 Pleasanton Building, Fire and Residential Codes with local amendments and <br /> ordinances. <br /> 64. WATER FLOW AND CONTROL VALVES: All fire sprinkler system water flow and control valves <br /> shall be complete and serviceable prior to final inspection. Prior to the occupancy of a building <br /> having a fire alarm system, the Fire Department shall test and witness the operation of the fire <br /> alarm system. <br /> P21-0076 & PUD-141 City Council <br /> Page 9 of 13 <br />
