The configuration of the tenant space is such that it would have a storefront frontage of <br /> less than 10 feet(as determined by the director of community development)on a <br /> designated active street. <br /> 3. The tenant is located in an existing,purpose-built building containing a bank or <br /> financial institution as its primary tenant/occupant. <br /> Based on information provided by you,the space was vacated by the prior tenant,a children's <br /> boutique,in early 2020. We understand you signed a lease in August 2020,you commenced <br /> tenant improvements shortly thereafter,and are currently occupying the space. Since the space <br /> was not vacant for at least six months before being occupied by the personal service use and <br /> evidence of attempts to ease the space have not been provided,the first criterion for granting the <br /> exception has not been met. Neither of the other two listed criteria would be met,based on the <br /> physical characteristics of the building. <br /> Please note that you,or any other interested party,may file an appeal of this denial to the <br /> Planning Commission,within 15 days of the date of this letter(September 17,2021).
