PROJECT DESCRIPTION <br />The proposal would subdivide the existing 1.67 -acre parcel into two parcels: Parcel B <br />(the existing home) would be approximately 49,951 square feet in area and face Martin <br />Avenue; Parcel A would be approximately 21,986 square feet in area and face Dennis <br />Drive (see Figures 4 and 5). <br />An approximately 4,885 -square -foot, two-story single-family residence with an <br />approximately 810 -square -foot attached garage and related site improvements would <br />be constructed on Parcel A. The proposed home would be accessible from Dennis <br />Drive, be set back a considerable distance (i.e., 25-50 feet) from Dennis Drive, and <br />maintain generous setbacks on the remaining sides.
