Whether the proposed development plan conforms to the purposes of <br />the PUD district. <br />The Planning Commission finds the proposed development plan conforms to <br />the purposes of the PUD district including to allow residential uses on the lots. <br />In addition, the intent is to maintain adequate light, air, privacy, and <br />separation between dwellings and requires specific landscape, fencing, <br />lighting, and other design requirements unique to the district. The project will <br />help implement the intent of the district through large setbacks, landscaping, <br />and context sensitive building and site design. As such, the Planning <br />Commission concludes this finding can be made. <br />Section 2: The Planning Commission hereby recommends the City Council approve the <br />applications for subdivision (P21-0079) and PUD development plan( PUD -140) as <br />reflected in the plans dated June 4, 2021 to subdivide an existing 1.67 -acre parcel into <br />two parcels with Parcel A measuring approximately 21,794 square feet and Parcel B <br />measuring approximately 48,311 square feet in area and retain the existing home and <br />site improvements on Parcel B and construct an approximately 4,179 -square -foot, two- <br />story single-family residence with an attached 939 -square -foot garage and related site <br />improvements on Parcel A at 2207 Martin Ave., subject to the Conditions of Approval in <br />Attachment 1, attached hereto and incorporated into this resolution by reference. <br />Section 3: This resolution shall become effective immediately upon its passage and <br />adoption. <br />PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of <br />Pleasanton at a regular meeting held on July 14, 2021, by the following vote: <br />Ayes: <br />Commissioners Allen, <br />Noes: <br />None <br />Absent: <br />None <br />Abstain: <br />None <br />AT ST: <br />t <br />Ellen Clark <br />Secretary, Planning Commission <br />APPROVED AS TO FORM: <br />{ lie Harryman <br />Assistant City Attorney <br />Brown, Gaidos, Nibert, Pace <br />Justin Brown <br />Chair <br />
