Resolution No. PC -2021-09 Page Four 7. Whether the proposed development plan conforms to the purposes of the PUD district. The Planning Commission finds the proposed development plan conforms to the purposes of the PUD district including to allow residential uses on the lots. In addition, the intent is to maintain adequate light, air, privacy, and separation between dwellings and requires specific landscape, fencing, lighting, and other design requirements unique to the district. The project will help implement the intent of the district through large setbacks, landscaping, and context sensitive building and site design. As such, the Planning Commission concludes this finding can be made. Section 2: The Planning Commission hereby recommends the City Council approve the applications for subdivision (P21-0079) and PUD development plan( PUD -140) as reflected in the plans dated June 4, 2021 to subdivide an existing 1.67 -acre parcel into two parcels with Parcel A measuring approximately 21,794 square feet and Parcel B measuring approximately 48,311 square feet in area and retain the existing home and site improvements on Parcel B and construct an approximately 4,179 -square -foot, two- story single-family residence with an attached 939 -square -foot garage and related site improvements on Parcel A at 2207 Martin Ave., subject to the Conditions of Approval in Attachment 1, attached hereto and incorporated into this resolution by reference. Section 3: This resolution shall become effective immediately upon its passage and adoption.
