Ordinance No. 2220 <br /> Page 5 of 26 <br /> EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-114-01M and P20-0995 <br /> 11300 Dublin Canyon Road <br /> August 17, 2021 <br /> The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and <br /> maintain compliance with the conditions of approval below. Where approval by the Director of <br /> Community Development, Planning Division, Director of Engineering/City Engineer, City Attorney, <br /> Chief Building and Safety Official, Fire Department or other City staff is required, review shall be <br /> for compliance with all applicable conditions of approval, adopted policies and guidelines, <br /> ordinances, laws and regulations, and accepted practices related to the approval. In addition to <br /> complying with the conditions below, the applicant is required to comply with all applicable federal, <br /> state, and local laws that pertain to this project whether or not specifically noted herein. <br /> This approval is granted for applications for a Major Modification to Planned Unit Development <br /> (PUD-114), and Minor Subdivision to construct and operate a 9,792-square-foot church and <br /> 24,971-square-foot two-story multi-purpose building with gymnasium on a 4.3-acre portion of an <br /> 16-acre site, located on Assessor Parcel No. 941-1600-007-03 at 11300 Dublin Canyon Road. <br /> Development shall be substantially as shown on the project materials listed below: <br /> a. Narrative and Project plans, Exhibit B, prepared by ATI Architects and Engineers as well <br /> as RJA for Resurrection Greek Orthodox Church, dated "Received" on Project Narrative <br /> and Development Plans dated "Received June 2, 2021", and kept on file in the Planning <br /> Division of the Community Development Department. <br /> b. Arborist Report by Dryad, LLC, dated September 15, 2020, and kept on file in the Planning <br /> Division of the Community Development Department. <br /> The project materials listed above are collectively the "Approved Plans". <br /> THIS APPROVAL IS GRANTED SUBJECT TO THE FOLLOWING CONDITIONS: <br /> 1. PRIOR APPROVAL:All conditions of Cases PUD-114 (Ordinance No. 2149) shall become <br /> null and void once the subject application becomes effective. <br /> 2. APPROVAL AND REVISIONS: The proposed development shall be in substantial <br /> conformance with the "Approved Plans", except as modified by the following conditions. <br /> Minor changes to the plans may be allowed subject to the approval of the Director of <br /> Community Development if found to be in substantial conformance with the approved <br /> exhibits. Planning Division approval is required before any changes are implemented in <br /> site design, grading, architectural design, house colors or materials, green building <br /> measures, landscape material, etc. <br /> 3. EXPIRATION — NON-RESIDENTIAL PUD: The PUD development plan approval shall <br /> lapse 2 years from the effective date of this ordinance unless a building permit is issued <br /> and construction has commenced and is diligently pursued towards completion, or the City <br /> has approved a time extension. <br />
