CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, ALAMEDA <br /> <br /> RESOLUTION NO. 04-027 <br /> <br />RESOLUTION UPHOLDING THE APPEAL OF CASE PAP-62, THEREBY <br />APPROVING THE APPLICATION OF RALPH ADAMS FOR DESIGN <br />REVIEW APPROVAL, AS FILED UNDER CASE PDR-356 <br /> <br />WHEREAS, <br /> <br />Ralph Adams has applied for design review approval to construct an <br />approximately 4,588-square-foot, 29-£oot high, two-story custom home; <br />two approximately 21-foot high garages totaling 1,350 square feet, an <br />approximately 19-foot high, 240-square-foot, one-story cabana/guest house; <br />and related improvements at 1340 Happy Valley Road; and <br /> <br />WHEREAS, zoning for the property is PUD-SRDR (Planned Unit Development - <br /> Semi-Rural Density Residential) District; and <br /> <br />WHEREAS, <br /> <br />at its meeting of April 14, 2004, the Planning Commission, after having <br />considered all public testimony, relevant exhibits, and recommendations of <br />City staff concerning this application, denied the application; and <br /> <br />WHEREAS, within the time specified by the Pleasanton Municipal Code, the applicant <br /> submitted an appeal to the decision of the Planning Commission; and <br /> <br />WHEREAS, <br /> <br />at its meeting of May 18, 2004, the City Council received a report from the <br />Director of Planning and Community Development, together with a copy of <br />the staff report to the Planning Commission, regarding this matter; and <br /> <br />WHEREAS, <br /> <br />the City Council held a public hearing on May 18, 2004, at which time the <br />applicant and any other member of the public was offered an opportunity to <br />present evidence regarding this appeal; and <br /> <br />WHEREAS, <br /> <br />after a review of the materials presented, the City Council determined that <br />the proposed design review, as conditioned, is appropriate and is consistent <br />with the zoning regulations for the zoning district of the property. <br /> <br /> <br />
