ATTACHMENT 1 <br /> CONDITIONS OF APPROVAL <br /> PUD-125, Carpenters Training Center <br /> 2350 Santa Rita Road <br /> April 25, 2018 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The proposed project shall be constructed and operated in substantial conformance <br /> with Exhibit B, including revised project plans dated "Received April 9, 2018," Public Art <br /> exhibit dated "Received April 9, 2018," Traffic Impact Analysis and Memo dated <br /> October 3, 2017, and October 10, 2017, Environmental Noise Analysis dated "Received <br /> September 11, 2017," and Arborist Report dated September 5, 2017, on file with the <br /> Planning Division, except as modified by these conditions. Minor changes to the plans <br /> may be allowed subject to the review and approval of the Director of Community <br /> Development. <br /> 2. The permitted uses for the property shall be consistent with the Statement of <br /> Operational Details Narrative dated "Received January 11 , 2018," on file with the <br /> Planning Division, except as modified by these conditions. Minor changes or additional <br /> uses may be considered on a case-by-case basis to be reviewed and approved by the <br /> Director of Community Development. <br /> 3. All conditions of approval in this Attachment 1 shall be included as a plan sheet with all <br /> permit plan sets submitted for review and approval. The applicant/developer/responsible <br /> party shall create and complete a "Conditions of Approval" checklist indicating that all <br /> conditions in Exhibit A have been satisfied, incorporated into the plans, and/or <br /> addressed. Said checklist shall be attached to all plan checks submitted for review and <br /> approval by the City prior to issuance of permits. <br /> 4. Prior to issuance of building permits, the applicant shall submit a Transportation <br /> Demand Management/Comprehensive Parking Plan (TDM) including evidence of <br /> off-site parking agreements or other alternative means of providing parking during <br /> construction phasing that meets the minimum parking requirement/demand for each <br /> phase as shown in the table below. The TDM shall be subject to the review and <br /> approval by the Director of Community Development. The TDM shall guarantee that <br /> parking within all phases of the project will be adequately provided on and/or off-site, <br /> and will not negatively impact the adjacent property owners or spill over into adjacent <br /> residential neighborhoods. The TDM shall run with the land for the duration of <br /> construction or until all required parking spaces for complete build-out are able to be <br /> accommodated on-site. <br /> PUD-125, 2350 Santa Rita Road Planning Commission <br /> Page 1 of 21 <br />e the city's aesthetic values and ensure the preservation of the public <br /> health, safety and general welfare since it would be consistent with the allowable height, <br /> setbacks and other pertinent development standards of the PUD zoning district in which it is <br /> located, and would replace, upgrade and modernize the existing CTC facility. The project <br /> would include attractively designed landscaping and provide an enhanced streetscape along <br /> Santa Rita Road including substantial new tree and shrub plantings, decorative gabion walls, <br />ts would ensure the buildings and parking lot are constructed on properly- <br /> prepared surfaces.
