treatments on all building elevations that are appropriate for the neighborhood and that provide
sufficient visual interest from the street. The proposed colors complement the existing homes
in the area and the mix of natural tones in the vicinity. As proposed, the two-story home would
measure approximately 30-feet in height (measured from grade to the ridge) and would be
generally compatible with the one- and two-story properties in the area. Overall, staff finds the
architectural style of the building to be attractive and appropriate for the neighborhood.
Landscape & Fencing
The proposed landscape plan for the front yard of Parcel A includes a mix of native and non-
native plant species with low water use requirements. Rear yard landscaping will be determined
at a future date, though will be required to be installed within six months of occupancy. One tree,
less than six inches in diameter and not heritage in size, will need to be removed along Dennis
Drive to accommodate the development and a public sidewalk. A condition of approval has been
added requiring the applicant/property owner to provide a tree report prior to submitting for
construction permits. The project proposal also includes a new eight-foot-tall solid redwood
fence along the side and rear property lines of Parcel A and a six-foot tall solid redwood fence
connected to the side walls of the home to the side property lines would enclose and screen the
backyard area. Overall, staff finds the proposed planting and fencing plan acceptable. The
landscape and fencing plans are included in Exhibit B.
the project would complement the surrounding residential neighborhood. In addition, the site
layout has been designed to be functional, e.g. providing sufficient maneuvering space for
vehicles, and accommodating sufficient room for landscaping; and sensitive to adjacent
Building Design
The proposed residence is a traditionally inspired design. The structure's design and styling
include proportions, materials, detailing, and colors of high quality that are aesthetically
