As shown in Exhibit 5, the proposed <br />project would consist of the following structures: <br />• Building 1: a 2- and 3-story, 150,000-square-foot operations facility building located on the <br />northern portion of the project site; <br />• Building 2: up to a 4-story, 115,000-square-foot R&D facility located on the eastern portion of <br />the project site; and <br />• Building 3: up to a 4-story, 116,062-square-foot R&D facility located on the southeastern <br />portion of the project site. <br /> <br />Although Buildings 2 and 3 are listed separately, the proposed Planned Unit Development would <br />allow for the square footage of these buildings to be combined into a single structure. <br />Parking structure: a maximum 6-story parking structure would be located on the western portion of <br />the project site, providing 1,168 parking stalls. A surface parking lot south of the parking structure <br />would provide an additional 90 parking stalls at full project buildout. <br />Open space improvements, including landscaping and pedestrian walkways, would be provided <br />throughout the site and along the setback of Stoneridge Drive, Springdale Avenue, and Stoneridge <br />Mall Road. At full buildout, the open space improvements would be designed to foster a campus- <br />style character for an estimated 1,280 employees. Phase 1 would employ an estimated 180 <br />employees, and Phase 2 and 3 would employ an estimated 550 employees during each phase. <br />1.4.1 - Project Phasing <br />The proposed project would be constructed over the course of three phases, as described below. <br />Phase 1 <br />Phase 1 would include construction of an operations facility on the northern portion of the project <br />site (Building 1). The operations facility would have 80,000 square feet of general administrative and <br />office space; 20,000 square feet of packing, distribution, and warehouse space; and 50,000 square <br />feet for production laboratories, for a total of 150,000 square feet in a 2- and 3-story building with a <br />maximum height of 68 feet. Phase 1 would also include the resurfacing and minor expansion of the <br />existing paved parking lot and construction of additional paved parking if needed, for a total of up to <br />600 surface parking stalls. Upon completion of Phase 1, the project site would have an operations <br />facility on the northern portion of the project site and surface parking lot on the southern portion of <br />the project site, with the balance of the site remaining vacant (Exhibit 6). Construction of Phase 1 <br />would also install landscaping such as trees and groundcover, walkways, and other improvements <br />around edges of the site and throughout the surface parking area, as well as a 32-foot setback line <br />and possible solar canopies.
