Additionally, page 24 of the Land Use Element notes for certain uses where <br /> employee density and traffic generation are minimal, a higher FAR may be allowed <br /> beyond the 60-percent maximum provided the use meets the requirements in the <br /> Zoning Ordinance and other City requirements. FAR in the C-R (p) District is <br /> determined on a case-by-case basis, but generally stays within the ranges prescribed in <br /> the General Plan. As such, this site may have up to a 60-percent FAR for the proposed <br /> uses if sufficient amenities and mitigations are incorporated and if the employee density <br /> and traffic generation are minimal. See the Development Agreement, Environmental <br /> Assessment and Traffic and Circulation sections below for more information regarding <br /> staff's support for the increased FAR for the project. <br /> Below are some of the General Plan Goals, Programs, and Policies the project is <br /> consistent with or would promote: <br /> • Land Use Element <br /> Sustainability <br /> Program 2.2: Encourage the reuse of vacant and underutilized parcels and buildings <br /> within existing urban areas. <br /> Program 2.4: Require higher residential and commercial densities in the proximity of <br /> transportation corridors and hubs, where feasible. <br /> Program 2.5: Assure that new major commercial, office, and institutional centers are <br /> adequately served by transit and by pedestrian and bicycle facilities. <br /> Overall Community Development <br /> Goal 2: Achieve and maintain a complete well-rounded community of desirable <br /> neighborhoods, a strong employment base, and a variety of community facilities. <br /> Policy 4: Allow development consistent with the General Plan Land Use Map. <br /> Industrial, Commercial and Office <br /> Policy 13: Ensure that neighborhood, community, and regional commercial centers <br /> provide goods and services needed by residents and businesses of Pleasanton and <br /> its market area. <br /> Program 13.1: Zone sufficient land for neighborhood, community, and regional <br /> commercial uses to support Pleasanton's increasing business activity. <br /> Policy 15: Encourage industrial, commercial, and office development which is <br /> compatible with environmental constraints in Pleasanton. <br /> • Economic and Fiscal Element <br /> Goal 2: Sustain the community's quality of life with a vigorous and diverse economy. <br /> 15 <br />
