PROJECT DESCRIPTION <br /> The space was previously occupied by a yoga studio who vacated at the end of June 2020. <br /> Shortly thereafter the applicant entered into a lease agreement and commenced tenant <br /> improvements. It subsequently came to the City's attention a use potentially not meeting the <br /> requirements of the PMC was in the process of being established, and the applicant was <br /> requested to submit a request for an exception or determination as to whether the use could <br /> be allowed. <br /> On December 17, 2020, the applicant submitted the request to allow for her business to <br /> operate within a ground floor tenant space at 550 Main Street. As described above, the <br /> request was denied by the Director of Community Development on December 30, 2020 and <br /> the applicant filed an appeal on January 14, 2021 (see Exhibit B). <br /> Since the denial letter was issued, the applicant has modified her business plan to incorporate <br /> a more substantial retail component than previously indicated and has provided additional <br /> information in support of that proposal. As shown on the proposed floor plan (Figure 4), <br /> 25-percent of the depth of tenant space would be used for retail and the remainder for office, <br /> conference space and computer room. The applicant has indicated she is in the process of <br /> obtaining a State sales tax license for retail sales, in addition to hiring staff to work and <br /> maintain retail hours. The proposed hours of operation would be similar to other retail uses, <br /> open on nights and weekends. No exterior improvements are proposed at this time.
