Resolution No. PC-2021-07 <br /> Page Nine <br /> 7. PHASING — DESIGN/DESIGN REVIEW PROCESS: All structures/site improvements <br /> associated with future development phases on the subject site, specifically buildings 2 <br /> and/or 3 and the parking structure, but also including any ancillary structures and/or site <br /> improvements, shall be designed to be architecturally/thematically compatible/consistent <br /> with the Phase I structures and/or site improvements shown in the "Approved Plans" to <br /> the satisfaction of the Director of Community Development. A separate Design Review <br /> application shall be required for each subsequent phase and shall be subject to Planning <br /> Commission consideration. (Project Specific Condition) <br /> 8. PHASING — STRUCTURE PLACEMENT: All structures/site improvements associated <br /> with future development phases on the subject site, specifically buildings 2 and/or 3 and <br /> the parking structure, but also including any ancillary structures, shall be set back a <br /> minimum of 32 feet from all property lines as shown on the "Approved Plans" However, <br /> as part of the subsequent design review process, the Planning Commission may require <br /> larger setbacks to be provided for some or all portions of buildings 2 and 3, to the extent <br /> necessary to maintain visual compatibility with the surrounding area, avoid over- <br /> concentrating building height and mass close to project frontages, and to provide for an <br /> attractive and varied building massing, articulation and streetscape, in a manner <br /> consistent with that achieved for Building 1 . Minor changes to the structure placement <br /> determined appropriate by the Planning Commission during subsequent design review <br /> may be allowed, subject to the approval of the Director of Community Development if <br /> found to be in substantial conformance with the "Approved Plans." (Project Specific <br /> Condition) <br /> Site Development and Building Design <br /> 9. BUILDING MATERIALS AND COLORS: The building materials and colors in the <br /> Approved Plans shall be stated on the building permit plans. <br /> 10. PAVING MATERIALS: The color, material, design, and product specifications for the <br /> paving materials used on-site shall be in conformance with the Approved Plans and <br /> included with the building permit submittal. Any proposed modifications to the final paving <br /> design details shall be subject to review and approval by the Planning Division prior to <br /> issuance of building permits. <br /> 11 . WINDOWS: Manufacturer type, design, material, and installation details for all windows <br /> within the project shall be specified for each unit/building in conformance with the <br /> Approved Plans in the building permit submittal. Any proposed modifications shall be <br /> subject to review and approval by the Planning Division prior to issuance of building <br /> permits. <br /> 12. SIGN PROGRAM: Site and building signage shall be reviewed under a comprehensive <br /> sign program submitted to the Planning Division under a separate application. <br /> 13. FENCE/WALL: All fencing and walls shall be shown on the construction plans with the <br /> building permit submittal.
