Ordinance No. 2213 <br /> Page 3 of 16 <br /> EXHIBIT A <br /> TITLE 18 <br /> ZONING <br /> CHAPTER 18.08 DEFINITIONS <br /> 18.08.016 Accessory dwelling units. <br /> "Accessory dwelling unit" means an attached or a detached residential dwelling unit which <br /> provides complete independent living facilities for one or more persons and is located on a lot <br /> with one or more proposed or existing primary residences. It shall include permanent provisions <br /> for living, sleeping, eating, cooking, and sanitation on the same lot as the one-family or <br /> multifamily dwelling are situated. An accessory dwelling unit also includes the following: <br /> A. An efficiency unit, as defined in Section 17958.1 of the California Health and Safety Code. <br /> B. A manufactured home, as defined in Section 18007 of the California Health and Safety <br /> Code. (Ord. 2161 § 1, 2017) <br /> 18.08.268 Junior accessory dwelling units. <br /> "Junior accessory dwelling unit" means an area not exceeding 500 square feet in size excluding <br /> any shared sanitation facility with the primary residential unit that is entirely contained within the <br /> space of a proposed or existing one-family residential dwelling unit. It shall include its own <br /> separate exterior entrance, sink, cooking appliance, counter surface for food preparation, and <br /> storage cabinets of reasonable size in relation to the size of the junior accessory dwelling unit. <br /> The junior accessory unit may share a bathroom with the existing residential dwelling unit or may <br /> have its own bathroom. (Ord. 2161 § 1, 2017) <br /> CHAPTER 18.28 A AGRICULTURAL DISTRICT <br /> 18.28.030 Permitted uses. <br /> The following uses shall be permitted in the A district: <br /> A. One-family dwellings, accessory dwelling and junior accessory dwelling units. <br /> Accessory dwelling and junior accessory dwelling units shall meet the requirements in <br /> Chapter 18.106 of this title. <br /> 18.28.080 Design review. <br /> All uses shall be subject to design review as prescribed in Chapter 18.20 of this title except for <br /> accessory dwelling units as provided in Chapter 18.106. Applicants are advised to confer with <br /> the zoning administrator before preparing detailed plans. <br />
