FIRSTCARBON Proposal LULU i iUN SCOPE OF WORK Task 1: Project Initiation FCS has participated in numerous calls with the City and project team over the past months. FCS will schedule an official kick-off call via Zoom,to clarify and confirm the Project Description and key points of contact. Assumptions This proposal assumes that the City will provide the following information to FCS prior to or at the kickoff meeting: • Existing and proposed site plans and building evaluations • Sustainability project design features • Landscape plans • Previously prepared technical studies and prior environmental documents for the project site Task 2: Preparation of Comprehensive Project Description Using the information obtained at the kick-off meeting, FCS will prepare a comprehensive Project Description for the City's review and approval.The Project Description will include all of the information required to define the proposed project for purposes of CEQA, including a clear explanation of the development components, a description of the proposed construction and operational activities, and a list of required discretionary approvals. and the Project Description will include exhibits to clearly illustrate project components based on Geographic Information System (GIS)data.This Scope of Work assumes that up to 10 color exhibits will be included. The approved Project Description will form the basis for evaluating the proposed project in the IS/MND. FCS will submit a Draft Project Description for review and approval prior to the development of the Administrative Draft IS/MND. It is assumed that the City will provide one set of consolidated,vetted comments(with tracked changes in the Word document)on the Draft Project Description within 2 weeks of submittal. Changes to the Project Description made after the City has issued their approval may require a Change Order and may extend the project schedule. Deliverable • Electronic copy of the Draft Project Description in PDF and Microsoft Word format. Task 3: Preparation of Technical Documentation Subtask 3.1: Air Quality, Greenhouse Gas Emissions, and Energy Analyses FCS will prepare Air Quality, Greenhouse Gas(GHG) Emissions, and Energy Analyses to evaluate project- related construction and operational activities.The results and findings of these technical analyses will be directly incorporated into the appropriate sections of the IS/MND,with modeling data being placed in NORTH AMERICA I EUROPE I AFRICA I AUSTRALIA I ASIA FIRSTCARBONSOLUTIONS.COM 2
