101. <br /> <br />102. <br /> <br />103. <br /> <br />104. <br /> <br />105. <br /> <br />106. <br /> <br />107. <br /> <br />The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br /> <br />The project developer shall include erosion control measures on the final grading plan, <br />subject to the approval of the City Engineer. The project developer is responsible for <br />ensuring that the contractor is aware of such measures. All cut and fill slopes shall be <br />revegetated and stabilized as soon as possible after completion of grading, in no case later <br />than October 15. No grading shall occur between October 15 and April 15 unless <br />approved erosion control measures are in place, subject to the approval of the Building <br />Department. Such measures shall be maintained until such time as permanent <br />landscaping is in place. <br /> <br />The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of a <br />dedicated public street or public service easement approved by the City Engineer shall be <br />privately maintained by the applicant or property owners. <br /> <br />Prior to occupancy of the expanded water park, the applicant shall extend the existing 12- <br />inch diameter water line in Stanley Boulevard from the PG&E substation (3350 Stanley <br />Boulevard) east to the project's EVA road at Stanley Boulevard. The applicant shall be <br />eligible for reimbursement for the installation of the 12-inch water line should other <br />properties tie into this line. The applicant shall enter into a standard City of Pleasanton <br />reimbursement agreement with the City, subject to the review and approval by the City <br />Attomey. In addition, the applicant shall tie into the existing 6-inch diameter on-site <br />water line on the south side of Slide Hill and extend a new 6-inch diameter water line that <br />would tie into the proposed loop water system around the water park. Pressure reducing <br />backflow prevention devices shall be installed for this system as directed by the City <br />Engineer. The final design of the on- and off-site water supply systems shall be shown <br />on the plans submitted for issuance of building permits and shall be subject to the <br />approval of the City Engineer, Fire Chief, and Planning Director. <br /> <br />Prior to occupancy of the expanded water park, the applicant shall install a new 8-inch <br />diameter sewer main in Stanley Boulevard from the project's EVA at Stanley Boulevard <br />to the Bemal Avenue/Utah Street intersection. The final design of the on- and off-site <br />sewer systems shall be shown on the plans submitted for issuance of building permits and <br />shall be subject to the approval of the City Engineer, Fire Chief, and Planning Director. <br /> <br />Approval of the storm drainage system shall be subject to the review and approval of the <br />City Engineer and Zone 7, as applicable, that the system is adequate, connects to an <br /> <br />PCUP-63/PDR-243 Conditions of Approval Page 20 <br /> <br /> <br />
