10. <br /> <br />11. <br /> <br />Prior to issuance of a building permit, the applicants shall submit details of the <br />retaining wall around the proposed structure. The details of the retaining wail <br />design shall be reviewed and approved by Geotechnicai Engineering Inc. and shall <br />be subject to the review and approvai of the Director of Building Inspection and/or <br />City Engineer. <br /> <br />The applicants shall arrange for the geotectmical engineer to conduct further study <br />to determine conclusively ifa spring is located in the area of the proposed <br />development. This study shall be subject to the approvai of the City Engineer. Ifa <br />spring is found, drainage shall be accommodated as stated in Condition No. 13. <br /> <br />The applicants shall comply with the recommendations of the geotechnicai report <br />prepared by Geotechnical Engineering Inc., dated October 28, 2003 (Job No. <br />112042). The applicants' geotechnical consultant shall review and approve all <br />foundation, retaining wail, and drainage geotechnicai aspects of the final <br />development plans to ensure that the recommendations have been properly <br />incorporated into the development. The consultant shail certify by writing on the <br />plans or as otherwise acceptable to the Director of Building Inspection that the <br />final development plan is in conformance with the geotechnicai report approved <br />with the project. <br /> <br />The geotechnical consultant shall be present on site during grading and excavation <br />operations. The results of the inspections and the as-built conditions of the project <br />shall be certified in writing by the geotechnicai consultant for conformance to the <br />approved plans and geotechnicai report and submitted to the City Engineer and <br />Director of Building Inspection for review and approval prior to occupancy <br /> <br />The elevations of the building pad and building height shall be verified as being in <br />conformance to the design review plans dated "Received February 13, 2004" on <br />file in the Planning Department. Said verification is the project developer's <br />responsibility, and shall be performed by a licensed civil engineer. The written <br />verification shall be provided to the Planning Department before the first framing <br />or stmcturai inspection by the Building Department. <br /> <br />Prior to the issuance of a building permit, the applicants shall submit a finai <br />landscape and irrigation plan to the Planning Director for review and approval. <br />The landscape plan shall detail the planting materials, size, and location. Non- <br />deciduous trees shall be planted and they shall be at a minimum of 15-gailon size. <br />Shrubs shall be at a minimum of 5-gailon size. <br /> <br />PUD-79-02-12M/PADR-916, Conditions of Approval, April 6, 2004 Page 2 <br /> <br /> <br />
