The distribution of parking is dispersed across the entirety of the property <br /> allowing easy access to various buildings. Staff also finds the siting of the buildings appropriate <br /> given the adjacent uses (i.e., siting the three-story building away from the residential uses and <br /> toward the commercial buildings with their "back-of-house" facing the new three-story building). <br /> Additionally, staff finds the landscaping is suitable for the proposal. It greatly improves upon <br /> the existing landscaping on-site, provides screening to soften the massing, and enhances the <br /> streetscape on both the Stanley Boulevard and Nevada Street frontages. <br /> Building Design and Massing <br /> The proposed buildings have a stucco finish with a split-face CMU block base and includes <br /> score lines and color band accents. The proposed building colors include Moth Gray, Roller <br /> Coaster Gray, Winter Mood White, and Public Storage Orange. Existing buildings to remain <br /> on-site would be painted to match the proposed buildings. The building design includes <br /> spandrel (faux) windows, a simple cornice, and insets and projections for varied articulation <br /> across the building faces. The three-story building is further articulated on the third story <br /> including a 5-foot upper-story step back along a portion of the north elevation, 10-foot step <br /> backs along portions of the east elevation, and 28 to 33-foot step backs along the south <br /> elevation. <br /> The applicant installed story poles for the three-story building during the workshop (they have <br /> since been removed as this site is actively being used) and provided building renderings in <br /> Exhibit B and C. Please note, the renderings do not show the full scope of the landscape plan <br /> in detail.
