Exhibit C includes some
renderings with mature landscaping displayed. The south building elevations facing Nevada
Street also incorporate articulation including insets and projections, color and material
changes, architectural detailing, spandrel (faux) windows, and (for the three-story building) a
28-foot deep third-floor step back along a portion of the building. The third-story portion of the
building would visually recede when viewing the new building directly in front of the property as
seen in the line-of-sight section in Figure 9 below.
P19-0128/P19-0129 Public Storage Planning Commission
12 of 15
the background behind both the office and an existing one-story storage building, as
seen on Sheets A4.3 of Exhibit B and Figure 5 below. Since the Planning Commission
workshop, the applicant has removed the orange from the north elevation of the three-story
building, helping further reduce its visual prominence from Stanley Blvd.
P19-0128/P19-0129 Public Storage Planning Commission
10 of 15
varied articulation
across the building faces. The three-story building is further articulated on the third story
including a 5-foot upper-story step back along a portion of the north elevation, 10-foot step
backs along portions of the east elevation, and 28 to 33-foot step backs along the south
elevation.
The applicant installed story poles for the three-story building during the workshop (they have
since been removed as this site is actively being used) and provided building renderings in
Exhibit B and C. Please note, the renderings do not show the full scope of the landscape plan
in detail. Additionally, while the story poles were useful to visually display maximum height and
P19-0128/P19-0129 Public Storage Planning Commission
9 of 15
This assumes the easement width along the south side of the property will be reduced, which results in a lot area of 250,464-
square-feet. The project will have a FAR of greater than 100%if the easement width is not reduced. As such, Exhibit A
includes two conditions of approval(#14 and 42)addressing the necessary easement width reductions.
P19-0128/P19-0129 Public Storage Planning Commission
7 of 15
of the facility, the project will be minimizing its emissions footprint.
Staff suggests that the amenities and mitigations are sufficient to justify the proposed floor
area ratio.
P19-0128/P19-0129 Public Storage Planning Commission
6 of 15
additional gated entry from Nevada Street will be for emergency access only.
P19-0128/P19-0129 Public Storage Planning Commission
4of15
