Exhibit C includes some <br /> renderings with mature landscaping displayed. The south building elevations facing Nevada <br /> Street also incorporate articulation including insets and projections, color and material <br /> changes, architectural detailing, spandrel (faux) windows, and (for the three-story building) a <br /> 28-foot deep third-floor step back along a portion of the building. The third-story portion of the <br /> building would visually recede when viewing the new building directly in front of the property as <br /> seen in the line-of-sight section in Figure 9 below. <br /> P19-0128/P19-0129 Public Storage Planning Commission <br /> 12 of 15 <br />the background behind both the office and an existing one-story storage building, as <br /> seen on Sheets A4.3 of Exhibit B and Figure 5 below. The three-story building is further articulated on the third story <br /> including a 5-foot upper-story step back along a portion of the north elevation, 10-foot step <br /> backs along portions of the east elevation, and 28 to 33-foot step backs along the south <br /> elevation. <br /> The applicant installed story poles for the three-story building during the workshop (they have <br /> since been removed as this site is actively being used) and provided building renderings in <br /> Exhibit B and C. Please note, the renderings do not show the full scope of the landscape plan <br /> in detail. Additionally, while the story poles were useful to visually display maximum height and <br /> P19-0128/P19-0129 Public Storage Planning Commission <br /> 9 of 15 <br /> This assumes the easement width along the south side of the property will be reduced,which results in a lot area of 250,464- <br /> square-feet.
