Ordinance 2210 <br /> Page 5 of 7 <br /> reasonably sensitive manner. As such, the City Council concludes that this finding <br /> can be made. <br /> SECTION 4. With respect to the Vesting Tentative Subdivision Map application, State <br /> law and the Zoning Ordinance of the Pleasanton Municipal Code (PMC) set forth the <br /> considerations to be addressed in reviewing a Vesting Tentative Subdivision Map. The City <br /> Council makes the following findings and determinations with respect to each of the <br /> considerations for approval of a subdivision as required by Sections 19.20.110 and 19.22.060 of <br /> the Pleasanton Municipal Code (PMC): <br /> 1. The proposed vesting tentative subdivision map conforms to the zoning <br /> regulations/development plan. <br /> The design and improvements of Vesting Tentative Subdivision Map 8528 closely <br /> follow and conform to the proposed PUD development plan. The City Council finds <br /> the subdivision map conforms to the zoning regulations and the proposed <br /> development plan. <br /> 2. The design of the subdivision provides, to the extent feasible, for future <br /> passive or natural heating or cooling opportunities. <br /> This subdivision would create five residential lots for four new homes and one <br /> existing home. The future homes would generally be oriented in an east-west <br /> orientation for southern exposure and provide for passive heating and/or cooling <br /> opportunities. The future homes would be required to comply with the City's <br /> residential Green Building Ordinance (provided that they are 2,000 square feet or <br /> more in size), which requires that each home achieve a "Green Home" rating on <br /> Alameda County Waste Management Authority's "Single-Family Green Building <br /> Rating System." Energy efficiency is the cornerstone of every green home. Solar <br /> water heating systems, photovoltaic energy systems, and energy efficient windows <br /> are some of the possible green features that the future homeowners may choose to <br /> achieve the "Green Home" rating. As such, the City Council concludes that this <br /> finding can be made. <br /> 3. The proposed vesting tentative subdivision map, together with its design and <br /> improvement, is consistent with the Pleasanton General Plan. <br /> With the approval of the proposed amendments to the NSSP, the proposed <br /> subdivision and improvements would be consistent with the objectives, policies, land <br /> uses, and programs specified in the General Plan and NSSP. The City Council finds <br /> the subdivision is compatible with the objectives, policies, land uses, and programs <br /> specified in both the General Plan and NSSP. <br /> 4. The subdivision site is physically suitable for this type and density of <br /> development. <br /> The subdivision would create five residential lots for four new homes and one <br /> existing home with lotting configurations and development standards and design <br /> guidelines for the future homes and/or remodeled existing home compatible with the <br /> existing lots and homes in the neighborhood. The project area is not in a flood zone <br /> or earthquake fault zone. Thus, the City Council finds the subdivision site is <br /> physically suitable for the type and density of development. <br />
