<br /> FOLLOWS:

<br />the Arroyo del Valle and the future
<br />Del Valle Parkway. approximately
<br />1600 feet east of Hop~yaard Road
<br />from RMv2000 (Multiple Family Res-
<br />idential District to PUD (Planned
<br />Unit Development D str ct, (as
<br />more particularly described in Zon-
<br />ing Unit Map No. 168 attached here-
<br />to and incorporated herein by
<br />reference), and approves a develop
<br />merit plan for a 22 unit townhouse
<br />complex on the westerly four fifths
<br />of the property, s u bject to the follow-
<br />ing conditions:
<br />1. That the devel<~pment be sub~
<br />stantially as shown on the develop
<br />merit plan, Exhibit A, and the
<br />carpert elevations, Exhibit B, on file
<br />with the Planning Department, ex-
<br />cept that the utility shed be re-
<br />moved; that all parking spaces
<br />within carpo~rts be a minimum of ten
<br />feet by 20 feet, and that units 18
<br />through 22 be moved a minimum of
<br />8 feet to the west and that the addi-
<br />tional space which is gained behind
<br />the units be developed in private

<br />inch A,C, on 5 inch A.B. The mini-
<br />mum A.C. pavement slope shall be
<br />1%.
<br />22. That all utilities required to
<br />serve this development be installed
<br />underground.

<br />is equivalent to the amount of time
<br />during which the abifity of apIppliicant
<br />to use said permits is affected by the
<br />PSSA v. City litigation,
<br />Section 2. The Zonin Ma of the

<br />amended in accordance with the ac-
<br />tion set forth in Section 1 above.

<br />Seofioe 4. Pursuant to Sec.2-8.37
<br />(c) and Sec.2-8.35. Article 14, Chap-
<br />ter 2, Title II of the Ordinance Code
<br />of the City of Pteasanton, the City
<br />Council approves the Development
<br />
<br />the rezoning pursuant to Section 1
<br />above.
<br />Seclk~ 5. The Development Plan
<br />approved by Section 4 above shall
<br />pe subject to the conditions set forth
<br />
<br />No. 1564 (adopted by the Planning
<br />Commission on September 14,
<br />1977), said conditions having been
<br />included in the conditions set forth
<br />in Section 1 of this ordinance.
<br />Sectloa 6. This ordinance shall
<br />become effective thirty (30) days
<br />after the date of its final passage
<br />and adoption.
<br />Section 7. This ordinance shall be
<br />published once within fitteen-
<br />culation, published in the City of
<br />Pleasanton.
