<br />OF PLEASANTON DOES ORDAIN AS
<br />FOLLOWS:
<br />
<br />Section 1. Pursuant to Sec. 2 8.37
<br />(c), the City Council rezones approx
<br />imately 0.91 acre site located on the
<br />west side of Sonoma Drive between
<br />Junipero Street and the developed
<br />lots to the north of Junipero Street
<br />from the RM 2500 (Multiple Resi
<br />dential) District to the PUD (Planned
<br />Unit Development)District (as more
<br />particularly described in Zoning Unit
<br />Map #165 attached hereto and
<br />corborated herein by reference) with
<br />a development of high density resi
<br />dential units, in accordance with the
<br />General Plan of the City of Pleasan
<br />
<br />S~ction g. The Zoning Map of the
<br />City of Pleasanton dated April 18,
<br />1960, on file wdh the Cd~ Clerk, des-
<br />ignating and dividing the City into
<br />zoning districts is hereby amended
<br />~n accordance with the action set
<br />forth in Section I above.
<br />Section $. Zoning Unit Map No.
<br />165, dated August 1], 1977, on file
<br />with the City Clerk et the City of
<br />Pleasanton, a copy of which is at
<br />tached hereto as Exhibit A and made
<br />aptart hereof by reference desig
<br />nates said land use and zoning dis
<br />trict.
<br />Section 4. Pursuant to Sec. 2 8.37
<br />(c) and Sec. 2 8.35, Article 14,
<br />Chapter 2, Title II of the Ordinance
<br />Code of the City of Pleasanton, the
<br />City Council approves the Develop
<br />ment Plan considered concurrently
<br />with the rezoning pursuant to Sec
<br />Lion 1 above.
<br />Section 5. The Development Plan
<br />approved by Section 4 above shall
<br />be subject to the conditions set forth
<br />in Planning Commission Resolution
<br />No. ]536, attached hereto as Exhib
<br />it B and incorporated herein by re
<br />terence, with the following condition
<br />added as condition
<br />"22, The R t 6500 District set
<br />back requirements pertain to all
<br />structural additions on subiect prop-
<br />erties except as modified by Coodi
<br />Lion ~:2 of Resolution No. 1536,
<br />except additions on the zero lot fine
<br />sides need not be setback on those
<br />sides."
<br />Section 6. This ordinance shall
<br />become effective thirty (30 days af
<br />
<br />tar the date of its final passage and
<br />adoption,
<br /> Section 7. This ordinance shaft be
<br />published once within fifteen (15)
<br />days after its adoption in "THE
<br />TIMES," a newspaper of general
<br />culatiom published in the City of
<br />

<br />mg of the City Council of the City of
<br />Pleasanton on August 9, 1977.

<br />THE CITY COUNCIL THE ADOPTION
<br />OF PUD 77 5
<br /> WHEREAS, J. Jack Bras, on behalf
<br />of Savco Construction Company,
<br />
<br />an approximately 0.91 acre site
<br />composed of tour separate lots Io
<br />cared on the west side of Sonoma
<br />Drive between Junipero Street and
<br />developed multiple lots to the north
<br />of Junipero Street from the RM
<br />2500 (Multiple Residential) District
<br />to the PUD (Planned Unit Develop
<br />merit High Density Residential) Dis
<br />trict and for approval of a
<br />development plan for eight "garden
<br />
<br /> WHEREAS, the Planning Commis
<br />sion held a public hearing on this ap-
<br />plication on July 13, 1977, at which
<br />time pertinent maps. drawings, doc
<br />
<br />reviewed: and
<br />WHEREAS, m conlunction with
<br />their review, the Planning Commis
<br />
<br />Section 2 g.35(b) of Article 14,
<br />Chapter 2, Title II of the Ordinance
<br />Code of the City of Pleasanton.
<br />NOW, THEREFORE, THE PLAN
<br />NING COMMISSION RESOLVES:
<br />Section 1. The Planning Commis

<br />structed to meet the P.G.&E. energy
<br />conservation home standards pro
<br />mulgated by P.G.&E in 1976.
<br />6 That the following water con
<br />serving plumbing fixtures be ~n-
<br />stalled in all units: (a) Iow.flush
<br />water closets: (b) shower flow con
<br />Ire[ heads; (c) aerators in interior
<br />faucets; (d) insulation ot hot water
<br />lines.
<br />7 That the developer process a
<br />tentative subdivision map or a tenta
<br />tire parcel map for the develop-
<br />ment; the type of map to be
<br />determined by the City at a later
<br />date.
<br />8 That the developer process a
<br />final subdivision or a final parcel
<br />map for the resubdivision of lots 32
<br />through 35 of Tract 2517; the type
<br />of map to be determined by the City
<br />at a later date.
<br />9 That the developer process a
<br />set of improvement plans to provide
<br />tot the installation of an individual
<br />water service and a sewer lateral to
<br />each dwelling unit and for the recon
<br />struction of the curb, gutter and
<br />sidewalk to provide for the addition
<br />al driveways required.
<br /> 10. That the developer make ar
<br />rangements with the Cdy to slurry
<br />seal Sonoma Drive and Junipero
<br />Streets in front of the subject prop
<br />arty subsequent to installation et
<br />utilities.
<br /> 11 That approval of this develop
<br />ment does not guarantee that the
<br />developer will receive sewage con-
<br />nections, if ever. This development
<br />is in the Sunol Sewer Service Area
<br />and is subject to the allo~ation for-
<br />mula established by Resolution No.
<br />76.83 Until sewer connections have
<br />been obtained, no building permits
<br />may be issued for the development
<br />or any or all of the project. No esti
<br />mate can be made as to when this
<br />development may obtain sewer per-
<br />mits A septic tank or holding tank
<br />application cannot be submitted
<br />since the City Council has estab
<br />lished by Resolution No. 73-i39 and
<br />73 140 that subdivisions cannot be
<br />served by such private disposal sys.

<br /> 12 That the developer install one
<br />street tree per interior lot and three
<br />street trees on the corner lot. These
<br />trees to be Robina Idahoensis (pink
<br />locust) and that they shall conform
<br />to standard City specifications.
<br /> 13. That the developer landscape
<br />the planter strips on Junipero Street
<br />in front of the subiect property.
<br /> 14. That any damage to street
<br />improvements now existing or done
<br />during construction on the subject
<br />properties be repaired at full ex-
<br />pense to the developer.
<br /> 15. That all utilities required to
<br />serve the development be installed
<br />underground.
<br /> 16 That the street numbers be
<br />posted on each individual unit in
<br />such a manner as to be easily read
<br />from the street at all times, day and
<br />night.
<br />17 That all trees used ,in land-
<br />scaping be a minimum of ] 5 gallons
<br />in size and all shrubs a minimum of
<br />5 gallons
<br /> 18. That the developer submit a
<br />site development plan ~n accord.

<br />these plans be approved by the Di-
<br />rector of Engineering Services prior
<br />to the issuance of a building permit.
