Said <br />amount of dedication to be determined by the Director <br />of Engineering Services. <br /> <br />That 6" vertical concrete curbs be installed between <br />all paved and landscaped areas. <br /> <br />That all parking stalls be striped and provided with <br />wheel stops unless fronted by concrete curbs in which <br />case sufficient area shall be left in front of each <br />parking space .to accommodate the overhang of auto- <br />mobiles. <br /> <br />That the developer install street frontage improvements <br />on Hopyard Road and Black Avenue per ordinance and to <br />the satisfaction of the Director of Engineering Services. <br />These improvements to include, but are not necessarily <br />limited to, grading, sidewalk, water facilities, under- <br />ground utilities and traffic control devices. <br /> <br />That prior to the recording of the final subdivision map <br />for this development, all documents pertaining to the <br />maintenance of all common areas on the subject property <br />be approved by the City Attorney. <br /> <br />That the City be identified as a third party beneficiary <br />to the Conditions, Covenants and Restrictions placed <br />upon the development. <br /> <br />That all ducts, meters, air conditioning equipment and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere be effectively screened from <br />view with materials architecturally compatible with the <br />main structures. <br /> <br />That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be percep- <br />tible at or beyond the property plane of the subject pro- <br />perty in a normal environment for that zoning district. <br /> <br />That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br /> <br />-3- <br /> <br /> <br />
