Resolution No. PC-2003-50 <br />Page 2 <br />Given the large number of parking spaces in the office complex as well as <br />in front of the building where the facility would be located, and given the <br />number of parking spaces available during the projected busy hours for the <br />subject use, the proposed facility would have adequate off-street parking <br />to meet the demand and would not adversely impact the adjacent tenants. <br />The proposed use is to be operated entirely indoors, and its training <br />programs should not interfere with adjacent uses. The streets leading to <br />the site are designed per City standards and are signalized to provide safe <br />access into and out of the site. Any areas of possible concern have been <br />conditioned so that the proposed use would meet all applicable Municipal <br />Code requirements and would be operated in anon-nuisance manner. <br />The proposed conditional use will comply with each of the <br />applicable provisions of the Zoning Ordinance. <br />The site's zoning regulations conditionally permit the establishment of a <br />health club/fitness center. The proposed use complies with all relevant <br />sections of the zoning ordinance. Granting a conditional use permit to the <br />applicant for a personal training facility would be consistent with the City's <br />ability to regulate zoning as listed in the Municipal Code. <br />WHEREAS, the Planning Commission determined that the proposed personal training <br />facility would offer a service to residents of the community, would be <br />compatible with the surrounding businesses, and would not detrimentally <br />affect the surrounding residential uses or properties. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PCUP-99, the application of Jon Bussani for conditional use <br />permit approval to operate a personal training facility within an existing <br />building located at 7068 Koll Center Parkway, subject to the conditions shown <br />in Exhibit "B," attached hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that titne. <br />
