111. If required, the project developer shall construct transit shelters with trash receptacles at <br />locations determined by the Planning Director and the City Engineer. The shelter and <br />trash receptacle design shall be approved by the Planning Director prior to issuance of <br />project building permits. An encroachment permit shall be obtained prior to installation. <br />Lighting shall be provided if determined necessary by the City Engineer. <br />112. All utilities required to serve any existing or proposed development on-site shall be in- <br />stalled underground, unless otherwise determined by the City Engineer. <br />113. For development on the portion of the subject property located on 2287 Vineyard Ave- <br />nue, the project developer shall comply with the recommendations of the geotechnical <br />reports titled: "Geotechnical Investigation on Proposed Residential Development, Hah- <br />ner Property, Vineyard Avenue, Pleasanton, California, for Delco Builders (Project No. <br />8532.01), prepared by Terrasearch, Inc. dated March 13, 2000. The project developer's <br />geotechnical consultant shall review and approve all foundation, retaining wall, and <br />drainage geotechnical aspects of the final development plans to ensure that the recom- <br />mendations have been properly incorporated into the development. The consultant shall <br />certify by writing on the plans or as otherwise acceptable to the Director of Building In- <br />spection that the final development plan is in conformance with the geotechnical report <br />approved with the project. <br />114. The project developer shall arrange and pay for the geotechnical consultant to inspect and <br />approve all foundation, retaining, and wall and drainage geotechnical aspects of project <br />construction. The consultant shall be present on site during grading and excavation op- <br />erations. The results of the inspections and the as-built conditions of the project shall be <br />certified in writing by the geotechnical consultant for conformance to the approved plans <br />and geotechnical report and submitted to the City Engineer and Director of Building In- <br />spection for review and approval prior to occupancy. <br />115. Property lines shall be located a minimum of two-feet from the uphill side of the top of <br />bank. <br />116. The project developer shall install street frontage improvements per Chapter 19.40.010 of <br />the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These im- <br />provements may include, but are not necessarily limited to, grading, curb and gutter, <br />sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, under- <br />ground utilities, traffic control devices, landscaping, and automatic irrigation systems. <br />117. The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of this <br />bond will be determined by the City Engineer. <br />118. The project developer shall dedicate to the City for street right-of--way purposes those <br />parcels of land intended to be public streets. <br />PUD-01-3M, PC Conditions Page 22 of 26 September 24, 2003 <br />
