Fees <br /> 39. FEES: The applicant shall pay any and all fees to which the property may be subject, prior to <br /> issuance of grading and/or building permits, or prior to recordation of the final map, whichever is <br /> applicable. The type and amount of the fees shall be those in effect at the time the permit is <br /> issued. <br /> 40. WATER FEES AND WATER METER CONNECTION FEES: The applicant shall pay the <br /> applicable Zone 7 and City connection fees and water meter cost for any water meters and <br /> irrigation meters, if applicable, prior to building permit issuance. <br /> 41. SEWER FEES: The applicant shall pay the applicable Dublin-San Ramon Services District <br /> (DSRSD) and City sewer permit fees prior to building permit issuance. <br /> 42. SCHOOL IMPACT FEES: Applicant shall work with the Pleasanton Unified School District <br /> (PUSD) to develop a program to offset this project's long term effect on school facility needs in <br /> Pleasanton. This program shall be designed to fund school facilities necessary to offset this <br /> project's reasonably related effect on the long-term need for expanded school facilities. The <br /> method and manner for the provision of these funds and/or facilities shall be approved by the <br /> PUSD and in place prior to building permit issuance. Written proof of compliance with this <br /> condition shall be provided by applicant to the City, on a form generated by the PUSD, prior to <br /> building permit issuance. <br /> 43. CONDITIONS OF APPROVAL: The applicant shall provide all initial buyers with copies of the <br /> final project conditions of approval. <br /> ENGINEERING DEPARTMENT — LAND DEVELOPMENT — 925-931-5650 <br /> Design <br /> 44. WATER CONNECTION: The existing residence shall be connected to City water system prior to <br /> recordation of the final map (PROJECT SPECIFIC CONDITION) <br /> 45. DESIGN PER CITY STANDARDS: All public improvements shall be designed in compliance with <br /> the City Standard Specifications and Details in effect at the time of the issuance of the <br /> encroachment, grading, or subdivision permit, whichever occurs first. <br /> 46. CONDITIONS OF APPROVAL: The Conditions of Approval shall be depicted on a plan sheet(s) <br /> in the improvement plans. <br /> 47. GEOTECHNICAL CONSULTANT: The applicant shall comply with the recommendations of the <br /> project geotechnical report. The applicant's California licensed geotechnical engineer shall review <br /> and approve all foundation, retaining walls, drainage and geotechnical aspects of the final grading <br /> and improvement plans and shall certify on the plans or as otherwise acceptable to the Director of <br /> Engineering/City Engineer that the plans are in general compliance with the recommendations of <br /> the project geotechnical report. The applicant shall bear all costs for work related to this condition <br /> by their geotechnical engineer. <br /> 48. HYDRAULIC CONSULTANT: The applicant shall comply with the recommendations of the project <br /> hydraulic report. The applicant's structural engineer shall design all foundations, retaining walls, <br /> of the final grading and improvement plans. The applicant shall bear all costs for work related to <br /> this condition by their geotechnical engineer. <br /> PUD-135, P19-0030, P19-0031 and VTM 8528 Planning Commission <br /> 990 Sycamore Road <br /> Page 8 of 21 <br />In the event of discovery or recognition of any <br /> human remains in any on-site location, there shall be no further excavation or disturbance of the <br /> site or any nearby area reasonably suspected to overlie adjacent remains until the County <br /> coroner has determined, in accordance with any law concerning investigation of the <br /> circumstances, the manner and cause of death and has made recommendations concerning <br /> treatment and dispositions of the human remains to the person responsible for the excavation, or <br /> to their authorized representative.
