Resolution No. PC-2003-35 <br />Page 7 <br />construction and demolition waste measured by weight or volume. Proof of <br />compliance shall be provided to the Chief of Building and Safety prior to the <br />issuance of a final building permit. During demolition and construction, the <br />project developer shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only". The project developer shall contact <br />Pleasanton Garbage Service for the disposal of all waste from the site. <br />14. The project developer shall prepare and record a metes and bounds description <br />delineating the building envelope area, including the entire winery area covered <br />by this application, the valet parking areas on the vineyard-access road, and the <br />access roads and envelope area for the personal residence shown on the site plan. <br />The metes and bounds description shall be prepared to the satisfaction of the City <br />Engineer, shall be reviewed by representatives of South Livermore Valley <br />Agricultural Land Trust and by the Tri-Valley Conservancy before its recordation, <br />and shall then be recorded before occupancy of the buildings covered by this <br />approval. In order to clearly demarcate these areas in the field, the project <br />developer shall place brass property corners hubs in conformance to the metes <br />and bounds description before occupancy of the buildings covered by this <br />approval. <br />I5. If signing for the event center/barrel storage and case storage buildings covered <br />by this approval aze desired, a comprehensive signing program shall be submitted <br />to the Planning Director for review and approval before installation. Any <br />building signs shall match the design style of the "Michael Katz Winery" sign <br />located on the main winery building. <br />16. Design details for the porte cochere, trellises, and doors, and windows shall be <br />shown on the building permit plan set submitted for review and approval by the <br />Planning Director, before issuance of a building permit. All proposed window <br />and door design and installation details shall match the window and door designs <br />and installation on the main winery building. <br />17. Design details for the cupolas and dormers shall be shown on the building permit <br />plan set submitted for review and approval by the Planning Director, before <br />issuance of a building permit. All cupola and dormer design and installation <br />details shall match the details on the main winery building. <br />Building and Site Design Requirements: <br />18. The dirt farm access road to be used for valet parking shall be surfaced with a <br />decomposed granite material matching the material already used on the <br />parking/driveway areas. The paving shall be completed before occupancy of the <br />event center/barrel storage building and shall be maintained by the property <br />owner/operator. <br />
