Resolution No. PC-2003-35 <br />Page 3 <br />The proposed buildings are required to be designed and constructed to <br />meet the requirements of the Uniform Building Code, other applicable <br />City codes, and State of California mandated noise, energy, and <br />accessibility requirements. All streets meet City standards and are <br />adequate to handle anticipated traffic volumes. Adequate access is <br />provided to all police, fire, and other emergency vehicles. <br />7. The proposed development plan conforms to the purposes of the <br />PUD District: <br />The proposed modification to the original Ruby Hill development plan <br />approval sets forth the parameters for the design and operation of the event <br />center and barrel storage area in a manner consistent with the Pleasanton <br />General Plan and with the surrounding area. The proposed development <br />plan modification implements the purposes of the City's PUD Ordinance <br />by providing uses consistent and supportive of the operations of the <br />existing winery. Through the proposed design augmented by the <br />recommended conditions of approval, the project will substantially <br />conform to the requirements for development specified in the Pleasanton <br />General Plan. <br />WHEREAS, the Planning Commission determined that the proposal, as conditioned, is <br />appropriate for this site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-93-2-SM, the application of Michael <br />Callahan for a major modification to an approved PUD development plan <br />to allow construction of an 18,144-square-foot event center/barrel storage <br />building and an 8,480-square-foot case storage building at the site of the <br />Ruby Hill Winery located at 1188 Vineyard Avenue, subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this <br />case by reference. <br />Section 2. This resolution shall become effective immediately upon its passage and <br />adoption. <br />
