PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-2003-35 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />MICAHEL CALLAHAN FOR A MAJOR MODIFICATION TO AN <br />APPROVED PUD DEVELOPMENT PLAN, AS FILED UNDER CASE PUD- <br />93-02-SM <br />WHEREAS, Michael Callahan has applied for a major modification to an approved <br />PUD development plan to allow construction of an 18,144-square-foot <br />event center/barrel storage building and an 8,480-square-foot case storage <br />building at the site of the Ruby Hill Winery located at 1188 Vineyard <br />Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - A/OS/LDR <br />(Agriculture/Open Space/Low Density Residential) District; and <br />WHEREAS, at its duly noticed public hearing of August 13, 2003, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the Planning Commission approved the negative declaration prepared for <br />this project; and <br />WHEREAS, the Planning Commission made the following findings: <br />The plan is in the best interests of the public health, safety, and <br />general welfare. <br />The proposed project as designed and conditioned meets all applicable <br />City standards concerning public health, safety, and welfare, e.g., vehicle <br />access, geologic hazards (new development not within a special studies <br />zone), and flood hazards. The proposed development plan is designed in <br />conformance with the Pleasanton General Plan designations for this site <br />and all other relevant policies and programs. <br />2. The proposed development plan is consistent with the City's <br />General Plan. <br />The subject property is designated by the Land Use Element of the <br />Pleasanton General Plan for Agriculture and Grazing uses. The site would <br />be part of an operating winery and is immediately adjacent to the <br />vineyards. The site is adjacent to the Vineyard Avenue Corridor Specific <br />
