Resolution No. PC-2003-32 <br />Page 3 <br />Exhibit B <br />PDR-275: Conditions of Approval <br />3 Wyoming <br />(July 23, 2003) <br />PLANNING <br />The building and related site improvements shall be constructed as shown on the <br />photo renderings, site plan, drainage plan, landscaping plan, floor plan, elevation <br />drawings, roof plan, color and material board, and signage plans, Exhibit A, Dated <br />"Received June 30, 2003", on file with the Planning Department, except as <br />modified by the following conditions of approval. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director, if found to be in <br />substantial conformance to the approved exhibits. <br />2. Design review approval for the building will lapse within one (1) year from the <br />date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City pursuant to section 18.20.070 of the Pleasanton Municipal <br />Code. <br />All conditions of approval for this case shall be written by the project <br />developer on all building permit plan check sets submitted for review and <br />approval. These conditions of approval shall be on, at all times, all grading and <br />construction plans kept off the project site. It is the responsibility of the building <br />developer to ensure that the project contractor is aware of, and abides by, all <br />conditions of approval. It is the responsibility of the building developer to ensure <br />that the project landscape contractor is aware of, and adheres to, the approved <br />landscape and irrigation plans. Prior approval from the Planning Department must <br />be received before any changes are constituted in site design, grading, building <br />design, building colors or materials, landscape material, etc. <br />4. The roll up doors shall be recessed approximately one foot into the walls of the <br />building. <br />Unless waived by the Planning Director, this application shall be null and void <br />unless Case PUD-81-25-SM is approved by the City to reduce the rear yard <br />setback from 10 feet to 5 feet. Unless waived by the Planning Director, building <br />permits for the project shall not be issued until the approval of Case PUD-81-25- <br />SM is effective. <br />
