Ms. Soo confirmed that both were included in the acreage calculation and that Dale Way was <br /> approximately 5,000 square feet. <br /> Commissioner Pace responded that Lot 1 was approximately 34,500 square feet and Dale <br /> Way was approximately one-seventh of the total space. <br /> Commissioner Allen referenced the comment made by the applicant that the project was <br /> allowed up to six lots and she inquired about the designation. <br /> Ms. Clark explained that the LDR designation technically allowed six lots but the General Plan <br /> required consideration of the NSSP, which was more restrictive. <br /> Commissioner Allen referenced her previous request from the July 11, 2018 Workshop to see <br /> visuals of the proposed site. <br /> Applicant Alaina Stewart held up a visual to demonstrate the size and dimensions of the lots. <br /> Ms. Clark explained the limitation within the design guidelines for the home to be no more than <br /> 7,500 square feet. <br /> Ms. Stewart further clarified efforts to retain the rural feel including setbacks and reduced <br /> second floor square footage. In response to Vice Chair Brown regarding the three visuals of <br /> the same house, she explained that the visuals included the existing trees to give a <br /> perspective of how it would look at this point in time, but explained when someone landscapes <br /> it could potentially shield even more with additional trees, over time. <br /> Commissioner Pace asked about the size of the home at 950 Sycamore Road. <br /> Planning and Permit Center Manager Melinda Denis responded that according to the Zillow <br /> website, the referenced house size was 4,929 square feet. <br /> Commissioner Pace stated he was trying to understand the previous conversation with the <br /> applicant in 2018 and the alignment with the three upper lots being consistent with the <br /> character of the existing neighborhood. He asked if the question was whether the lower portion <br /> should be one or two lots. <br /> Vice Chair Brown mentioned the original NSSP and discussed Parcels 1 , 2, and 3, approved in <br /> PUD-97-21 and modifications made throughout the process. He stated his opinion was that <br /> Parcel 3 was being subdivided to be in alignment with the other lots on Sycamore Creek Way. <br /> He discussed the July 11, 2018 Workshop and his agreement that the lots were in line with the <br /> size and that Parcels 1 and 2 should remain agricultural. He stated he was convinced by Ms. <br /> Stewart that five lots met the original intent of the NSSP. <br /> Commissioner Pace discussed Lots 1 and 5 maintaining the rural feel and look. He asked the <br /> size of the lots and homes west of the property and referenced the size of the lots and homes <br /> near the proposed project.
