The change could allow for better integration of the <br /> residential and commercial components and an improved site plan; more logical placement of <br /> uses and buildings relative to each other- in particular, moving the six-story apartment <br /> building away from the main entry corner at the intersection of Stoneridge Mall Road and <br /> Stoneridge Mall Road would provide a better streetscape; and allow for better pedestrian <br /> connectivity and access throughout the site. <br /> The revised plan, however, would require a General Plan Amendment and Rezoning to allow <br /> residential units on the Sears site. Prior to moving forward with detailed design plans and <br /> further site analysis of the project, staff is seeking Planning Commission feedback on the <br /> mixed-use concept; and on preliminary site plan and massing, to determine if the General Plan <br /> Amendment and Rezoning could be supported. <br /> PUD-136 Workshop, Stoneridge Shopping Center Planning Commission <br /> 8 of 14 <br />e levels of affordability. In 1992, the <br /> City and The Taubman Company — original owners of the Stoneridge Mall — entered into a <br /> Development Agreement which granted rights to the mall to expand by 178,000 square feet. In <br /> January 1998, the City approved the first Amendment to the Development Agreement to <br /> further increase the Stoneridge Shopping Center by an additional 202,000 square feet, <br /> allowing for a total of 380,000 square feet of additional floor area.
