Improvements to be Maintained by the Sun Meadowlark Estates Owners Association <br /> These include: <br /> 1. Maintenance of the stormwater treatment areas (bio-retention basins) and reporting <br /> as required by the State National Pollution Discharge Elimination System permit; <br /> and <br /> 2. Maintenance of the landscape/fire buffer and fencing within the easement on city <br /> property; and <br /> 3. Maintenance of retaining walls; and <br /> 4. Concrete J-ditches within the easement for collecting and draining stormwater from <br /> uphill to the City storm drain system; and <br /> 5. Concrete J-ditches on private lots for collecting and draining stormwater to the bio- <br /> retention facilities; and <br /> 6. Landscaping along the south side of Old Foothill Road and east of Lot 8 of Tract <br /> 7813. <br /> Public Improvements <br /> The public improvements that will be maintained by the City include: <br /> 1 . A public street (Kingbird Court) with five feet of public sidewalk on each side of the <br /> street and along the cul-de-sac; and <br /> 2. An eight-inch water main and service laterals up to the water meter; and <br /> 3. An eight-inch sanitary sewer main; and <br /> 4. Public stormwater facilities which include storm drain catch basins, storm drain <br /> manholes, storm drainpipes within public right-of-way and public service easements; <br /> and <br /> 5. Cattle fence around an open space area; and <br /> 6. Approximately 22 acres of open space, less the 3.65 acres as described in the <br /> Easement and Maintenance Agreement. <br /> A recommendation to accept these public improvements as complete and for <br /> maintenance will be presented to City Council at a future meeting. <br /> PUD-58's Condition of Approval Number 5 requires the developer to construct a public <br /> trail within the open space area or pay the City to construct the trail at some time in the <br /> future.
