PUD-27, Exhibit "B" <br />Final Conditions of Approval <br />per Planning Commission recommendation <br />June 25, 2003 <br />General Conditions: <br />1. The overall development covered by this development plan shall be constructed substan- <br />tially as shown on the development plans, Exhibit "A", dated "Received June 20, 2003" <br />on file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Planning Direc- <br />tor if found to be in substantial conformance to the approved exhibits. <br />2. The primary and secondary structures on Parcel One and Parcel Two shall conform to the <br />development standards of the R-]-40,000 and the R-1-20,000 (One Family Residential) <br />Districts of the Pleasanton Municipal Code, respectively, except that: <br />a. The minimum sideyards for the primary structures on these parcels shall be 10 feet <br />and the minimum sideyards for accessory structures including swimming pools <br />shall be five feet. <br />b. Up to 600 square feet of garage area may be exempted from the FAR calculation. <br />However, garage floor area over 600 square feet shall be included in the FAR cal- <br />culation. <br />c. Parcel Two shall be limited to a one-story house only, having a maximum height <br />of 25 feet, except that turrets and similar architectural features may be taller pur- <br />suant to the height exceptions of Section 18.84.150 B. of the Pleasanton Municipal <br />Code, and a maximum floor area of 5,500 square feet. The attic area for this home <br />can be developed as habitable floor area provided that that the total floor area for <br />this structure is within the maximum allowed floor area, that the roof configura- <br />tion is maintained, and that the attic windows are limited to rear facing dormers. <br />d. Building heights for the primary and secondary structures on these lots shall be <br />measured from the lowest grade to the highest point on the house exclusive of the <br />chimney. <br />e. A minimum of three on-site parking spaces exclusive of garage parking shall be <br />provided for guests. Said parking may be provided by the driveway aprons. <br />3. All permitted and conditionally permitted uses for the subject project shall be those of the <br />R-1-20,000 (One-Family Residential) District listed in the Pleasanton Municipal Code. <br />PUD-27, ConditioMS of Approval Page 1 aJ~9 per Planning Commission: June 25. 7003 <br />
