Resolution No. PC-2003-26 <br />Page 3 <br />Adequate access is provided to all structures for police, fire, and other <br />emergency vehicles. <br />The plan conforms to the purposes of the PUD District: <br />The proposed PUD development plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the <br />Pleasanton General Plan and the surrounding area. The proposed PUD <br />development plan implements the purposes of the City's PUD Ordinance <br />by providing the sites for two single family detached homes, and the offer <br />of dedication and payment of funds to improve Martin Avenue and Dennis <br />Drive. Through the proposed design augmented by design guidelines and <br />the recommended conditions applied to the development plan, the <br />proposal substantially conforms to the requirements for development <br />specified in the Pleasanton General Plan. <br />WHEREAS, the Planning Commission determined that the proposal is an appropriate <br />development plan for this site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PUD-27, the application of Ray and Michele Peterson for <br />PUD development plan approval to subdivide an existing 1.67-acre site <br />into two single-family residential lots located at 2201 Martin Avenue, <br />subject to the conditions shown in Exhibit "B," attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective immediately upon its passage and <br />adoption. <br />
