36. The Fire Chief shall issue a permit prior to any installation of a fire detection, alarm, and <br />occupant notification system. All sprinkler system water flow and control valves shall be <br />complete and serviceable prior to final inspection. Prior to the occupancy of a building <br />having a fire alarm system, the Fire Department shall test and witness the operation of the <br />fire alarm system. <br />Engineering Requirements: <br />37. The perimeter of all building foundations shall be designed with subdrains. Said drains <br />shall be connected to the street gutter or other means determined to be acceptable to the <br />City Engineer. <br />38. All subdrains shall have clean-outs installed at the beginning of the pipe. The bottom of <br />the pipe shall terminate in a storm drain or other storm drain outfall, subject the approval <br />of the City Engineer. The project developer's engineer shall submit an as-built subdrain <br />location map to the City Engineer prior to the City's acceptance of the Public Improve- <br />ments. It shall be the responsibility of the homeowner to relocate the subdrains if, during <br />the excavation of a pool or other subsurface structure, the subdrains are encountered. All <br />lots covered by this PUD development plan shall have disclosures identifying the loca- <br />tions of the subdrains to the future homeowners. The disclosure shall be recorded over <br />the lots by separate instrument with recordation of the final subdivision maps. The dis- <br />closure shall be reviewed by the City Attorney before recordation. <br />39. The curb and gutter of all streets within this development shall have sub drains installed <br />at either the back of curb or lip of gutter at the discretion of the City Engineer. This de- <br />tail shall be shown on the improvement plans. Said drains shall be connected to the <br />storm drain system or drained by other means acceptable to the City Engineer. This de- <br />tail shall be shown on the final improvement plans submitted for review and approval by <br />the City Engineer before recordation of the final subdivision map. <br />40. There shall be no direct roof leaders connected to the street gutter or storm drain system. <br />41. All utilities required to serve any existing or proposed development on-site shall be in- <br />stalled underground. <br />42. The project developer shall submit a final grading and drainage plan prepared by a li- <br />censed civil engineer depicting all final grades and on-site drainage control measures, in- <br />cluding concrete-lined V-ditches, to protect all cut and fill slopes from surface water <br />overflow. This plan shall be subject to the review and approval of the City Engineer <br />and/or the Chief Building and Safety Official prior to the issuance of any building per- <br />mits. <br />43. The existing septic tank and leach field shall be abandoned per Alameda County Health <br />Department regulations. Evidence of the abandonment shall be provided to the Planning <br />PUD-27, Conditions ofApprovaL Page 6 of9 per Planning Commission: Jvne 25, 2003 <br />
