Ordinance 2207 <br /> Page 4 <br /> EXHIBIT B <br /> CONDITIONS OF APPROVAL <br /> PUD-105 <br /> 7106 through 7315 Johnson Drive and 7035 and 7080 Commerce Circle <br /> Johnson Drive Economic Development Zone (JDEDZ) <br /> February 4, 2020 <br /> The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and <br /> maintain compliance with the conditions of approval below. Where approval by the Director of <br /> Community Development, Planning Division, Director of Engineering/City Engineer, City <br /> Attorney, Chief Building and Safety Official, Fire Department or other City staff is required, <br /> review shall be for compliance with all applicable conditions of approval, adopted policies and <br /> guidelines, ordinances, laws and regulations, and accepted practices related to the approval. In <br /> addition to complying with the conditions below, the applicant is required to comply with all <br /> applicable federal, state, and local laws that pertain to this project whether or not specifically <br /> noted herein. <br /> This approval is granted for a Planned Unit Development (PUD) Rezoning to rezone 12 parcels <br /> at 7106 through 7315 Johnson Drive and 7035 and 7080 Commerce Circle, comprising <br /> approximately 40 acres known as the Johnson Drive Economic Development Zone, from <br /> Planned Unit Development-General and Light Industrial (PUD-G&LI) District, Planned Unit <br /> Development-Industrial/Commercial-Office (PUD-I/C-O) District, and General Industrial (I-G- <br /> 40,000) District to PUD-C District located at 7106 through 7315 Johnson Drive and 7035 and <br /> 7080 Commerce Circle. Development shall be substantially as shown on the project materials <br /> listed below: <br /> a. JDEDZ Development Standards and Design Guidelines dated March 2017, Exhibit C, <br /> prepared by the City of Pleasanton, and kept on file in the Planning Division of the <br /> Community Development Department. <br /> THIS APPROVAL IS GRANTED SUBJECT TO THE FOLLOWING CONDITIONS: <br /> 1. All mitigation measures listed within the Revised Final Supplemental Environmental <br /> Impact Report (RFSEIR) prepared for the project and the Mitigation Monitoring and <br /> Reporting Program dated November 20, 2019, and on file with the Planning Division are <br /> hereby incorporated as conditions of approval for the project and shall be adhered to <br /> and/or fully complied with to the satisfaction of the Director of Community Development <br /> Department prior to final inspection.
