Ordinance 2207 <br /> Page 10 <br /> Utility, Solar, Electrical, and Mechanical Equipment <br /> • All ground, building, or roof-mounted electric, gas, mechanical units, and similar devices <br /> must be properly located to avoid unsightliness or potential safety problems, and must be <br /> properly screened. Such equipment should be located and screened in a manner <br /> compatible with the design of the building and site improvements. <br /> • No heating, air conditioning, electrical, or other equipment may be installed on the roof of <br /> any building or structure unless screened with materials compatible with the predominant <br /> exterior building material. All ground equipment should be located a minimum of 25 feet <br /> from all public streets, 5 feet from any sidewalk, and shall be screened accordingly. <br /> • No transformer, electric, gas, meter of any type or other apparatus shall be located on any <br /> power pole or hung on the outside of any building, except where specially approved by the <br /> City. The screening of all exterior mounted equipment should be compatible with the exterior <br /> building materials. <br /> • Utility layouts and connection points are part of the design review process. All permanent <br /> utility lines shall be installed underground. No overhead wiring is permitted. <br /> • Passive heating and cooling design features (e.g., shading devices to reduce sun exposure) <br /> and building design that can accommodate solar collectors and other alternative energy <br /> systems are required. <br /> Services, Delivery, Trash, and Outdoor Equipment or Storage Areas <br /> • Loading and service dock areas should be located to the rear or sides of a building, away <br /> from the main building entrance, or related high visibility areas. Preferably, service, loading, <br /> emergency generator, and trash areas should be enclosed within the building. External <br /> facilities must be enclosed and screened with landscaping to minimize views from adjoining <br /> streets, buildings, or open space, and designed and constructed with the same design <br /> theme and of the same materials as the adjoining building. Such facilities may not be placed <br /> adjacent to or facing adjoining streets. <br /> • Any adverse visual impacts on any other site shall be mitigated by the use of screening <br /> and/or landscaping to the extent necessary and appropriate to reduce those impacts to the <br /> satisfaction of the Director of Community Development. <br /> • Each project must accommodate loading and servicing activity. All loading and service <br /> areas shall be clearly signed and conform to City standards. Loading areas shall be <br /> designed to accommodate backing and maneuvering onsite, not from a public street, and <br /> when occupied shall not prohibit onsite vehicular circulation. <br /> • Trash enclosures and/or other waste storage facilities may be allowed, with City approval of <br /> both the design and location, provided that such facilities are screened from view and <br /> protected from wind by architectural or landscape features. All trash enclosures and waste <br /> containers must be covered, and waste containers shall be stored, within the trash <br /> enclosures at all times except when being unloaded. All trash enclosures and waste storage <br /> facilities shall be designed to meet City standards. <br />
